Monarch Investment & Management Group is actively hiring an Apartment Maintenance Technician for The Arbors Apartments, a 168-unit property in South Sioux City, NE. The role offers a competitive hourly wage and a robust benefits package.

In this position you will handle resident requests, perform turns and make-ready maintenance, and troubleshoot plumbing, electrical, HVAC, and appliances. A stable employer with growth opportunities values hands-on skills.

Qualifications

• 1+ year of apartment maintenance or general maintenance experience.
• HVAC/EPA/CPO certifications preferred.
• Valid driver’s license and reliable transportation.
• Availability Monday–Friday, 8:00 AM–5:00 PM, plus participation in on-call rotation.
• Experience with plumbing, electrical, appliances, carpentry, drywall, painting, and water heater systems.

Responsibilities

• Complete resident service requests in a timely and professional manner.
• Perform apartment turns and make-ready maintenance for incoming residents.
• Troubleshoot and repair plumbing, electrical, HVAC, and appliances.
• Complete carpentry, drywall, painting, and general repairs.
• Perform interior and exterior maintenance.
• Help maintain common areas, grounds, and shop areas.
• Conduct preventative maintenance to keep systems running smoothly.
• Participate in a rotating on-call schedule — 1 week every 2 weeks.

• Up to $3,000 annually in quarterly bonuses

What You’ll Be Doing:

What We’re Looking For:

• 1+ year of apartment maintenance or general maintenance experience
• HVAC/EPA/CPO certifications preferredExperience or working knowledge of:
  • Plumbing (including copper pipe work)
  • Electrical repairs, including outlets, fixtures, and switches
  • Appliance repair
  • Carpentry, drywall, and painting
  • Gas and electric water heater systems
• Valid driver’s license and reliable transportation required
• Available Monday–Friday, 8:00 AM–5:00 PM, plus participation in the on‑call rotation
