Job summary

CAPREIT is seeking an Apartment Maintenance Technician for the Manassas Station community in Manassas, VA. You will troubleshoot and repair HVAC, plumbing, electrical systems and appliances, and perform interior/exterior maintenance to uphold CAPREIT standards.

Responsibilities include preventative maintenance, inventory management, and supporting on-call emergencies while delivering outstanding customer service to residents. This role emphasizes safety and teamwork in a fast-paced environment.

Qualifications

• 3 to 5 years of apartment maintenance experience.
• Valid driver’s license and reliable transportation for on-call emergencies.
• Ability to provide personal basic tools.
• Knowledge of HVAC, plumbing, electrical, appliance repair and general maintenance practices.
• Strong customer service and communication skills.

Responsibilities

• Troubleshoot, repair, and replace HVAC systems, water heaters, appliances, plumbing and electrical systems.
• Perform repairs to building interiors and exteriors.
• Assist with drainage systems, asphalt repairs, and general carpentry projects.
• Complete service requests promptly and notify management if beyond 24 hours.

Responsibilities

What You'll Do

Ensure the Physical Aspects of the Community Meet CAPREIT Standards

Maintain community standards and applicable regulations by:

• Troubleshooting, repairing, and replacing HVAC systems, water heaters, appliances, plumbing, and electrical systems
• Performing repairs to building interiors and exteriors
• Assisting with drainage systems, asphalt repairs, and general carpentry projects
• Completing service requests in a timely manner
• Notifying management when service requests cannot be completed within 24 hours
• Helping maintain a safe and attractive community environment

Follow Safety Protocols and Procedures

• Operate power equipment and tools safely and according to manufacturer recommendations
• Wear appropriate personal protective equipment (PPE) when necessary
• Follow all company safety policies and procedures
• Promote a safe work environment for residents, team members, and vendors

Maintain Community Appearance

• Assist with groundskeeping and housekeeping
• Remove trash and litter throughout the community
• Paint and perform exterior repairs
• Replace interior and exterior light bulbs
• Perform apartment inspections
• Complete additional maintenance-related tasks as needed to preserve curb appeal

Assist the Maintenance Supervisor

• Prepare vacant apartment homes for move-in
• Perform preventative maintenance to ensure building systems operate efficiently
• Maintain inventory of supplies, tools, and equipment
• Support apartment turns and community projects
• Perform all other duties as assigned

Support Community Operations

• Distribute notices as needed
• Interact professionally with residents, prospective residents, vendors, and team members
• Deliver outstanding customer service
• Contribute to a positive resident experience and community atmosphere

Qualifications

Qualified Candidates Will Have:

• 3 to 5 years of apartment maintenance experience
• A valid CFC Certification (Type I & II or Universal Certification) is required
• Valid driver's license and reliable transportation to respond to on-call emergencies when needed
• Ability to provide personal basic tools
• Computer literacy skillsHigh school diploma or equivalent
• Knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance practices
• Strong customer service and communication skills
• Ability to manage multiple priorities in a fast-paced environment

Schedule

Schedule: Monday - Friday

On-call availability is required to support community operations and emergency maintenance requests
