Job summary

R&R Realty Group in West Des Moines, IA seeks an Apartment Maintenance Team Leader to oversee multifamily properties, lead the maintenance team, perform hands-on work, and coordinate with vendors. You will ensure turns, repairs, and safety across communities, and manage winter operations, pools, and on-call coverage while traveling between properties as needed.

The role requires 3–5 years of maintenance experience, a valid driver’s license, and a customer-first approach to keep our communities

Qualifications

• 3–5 years of maintenance experience in apartments, property management, or facilities.
• High school diploma or GED required.
• Broad skills across plumbing, electrical, HVAC, appliances, and general repairs.
• Customer-first attitude and pride in doing the job right.
• Valid driver's license and reliable transportation.
• Bonus points for leadership experience, HVAC/EPA certification, or a CPO pool certification.

Responsibilities

• Lead and coordinate maintenance across assigned communities, hands-on work and managing vendors.
• Guide and support the maintenance team by assigning work orders and setting priorities.
• Inspect and maintain buildings and common areas, exteriors, roofs, and resident units with the Property Manager.
• Ensure timely turns so vacant units are move-in ready and residents receive prompt service.
• Oversee winter operations, snow removal, and vendor performance for early morning clearances.
• Maintain pool safety and operator certification.
• Complete work order documentation within 24 hours and plan follow-up for longer jobs.
• Contribute to weekend and after-hours on-call coverage.
• Travel between properties as needed and uphold Fair Housing and Tax Credit requirements.

What you’ll do

• Lead and coordinate maintenance across your assigned communities, handling hands‑on work yourself and managing trusted vendors when a job calls for it.
• Guide and support your maintenance team by assigning work orders, setting priorities, and sharing your expertise.
• Keep buildings in great shape by inspecting and maintaining common areas, exteriors, roofs, mechanical rooms, resident apartments, and vacant units, working alongside the Property Manager and Community Director.
• Make turns and repairs count so vacant apartments are move‑in ready and residents get prompt, professional service.
• Own winter operations by overseeing snow removal and vendor performance so properties are clear by 7:00 a.m. and 5:00 p.m.
• Keep pools safe and inviting by maintaining your pool operator certification.
• Stay organized by completing work order documentation within 24 hours, including a follow‑up plan for longer jobs.
• Be there when it matters through a shared rotation of weekend and after‑hours on‑call coverage.
• Travel between properties and other locations as needed, and uphold Fair Housing and applicable Tax Credit requirements.

What you bring

• 3 to 5 years of maintenance experience (apartments, property management, or facilities), or an equivalent mix of training and experience
• High school diploma or GED
