POSITION SUMMARY:
The Maintenance Supervisor will be responsible for overseeing complete site maintenance for a 100-to-300-unit apartment community. This position will have 1 to 5 direct reports. The ideal candidate is a service-oriented leader who is self-motivated and hard-working.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Maintain the physical integrity of the community at all times, including predicting problems and problem solving.
- Complete the most demanding Service Requests.
- Ensure 30-minute response time to Emergency Service Requests and property disasters (fires, floods, freezes, etc.).
- Ensure the property is meeting or exceeding 7-day turnover and 48-hour work order goals.
- Complete and oversee all work orders and turnovers. Predict the ability to complete maintenance tasks within Renewing Management standards, contracting out when needed.
- Walk units for progress and well-being weekly.
- Plan, schedule, and complete the preventative maintenance program.
- Assist the Property Manager in recruiting and interviewing potential team members.
- Periodically check the work progress of each maintenance employee. Provide immediate assistance and feedback.
- Provide feedback to the Property Manager on employee performance and assist in conflict management.
- Call out specialty trades such as plumbers and electricians once appropriate authorization has been granted.
- Collect subcontractor bids, schedule subcontractor activities and inspect all subcontractor work, holding them accountable to scope of work.
- Identify and correct hazardous community conditions.
- Ensure safety protocol is being followed.
- Ensure adequate levels of inventory and order all materials for the property to operate effectively.
- Provide great customer service.
- Ensure the maintenance shop is well organized and adequately stocked.
- Ensure employees have adequate hand tools to conduct work.
- Fill in for missing maintenance personnel when needed.
- Inspect buildings and grounds for deferred maintenance and repair.
- Ensure EPA regulations are being followed.
- Other duties as assigned.
REQUIREMENTS:
Skills and Qualifications:
- On-call availability on nights and weekends.
- Great mechanical aptitude in appliance repair, plumbing systems, HVAC systems, electrical systems, etc.
- Effective and courteous communication with staff and vendors.
- Ability to lead and direct others.
- Ability to self-direct and prioritize activities.
- Positive can-do attitude.
- Ability to work in adverse weather conditions.
- Hand tools necessary to do the job.
Education, Training, and Experience:
- High school diploma or equivalent required. Some college or advanced technical training is preferred.
- 3 to 5 years of maintenance experience required.
- EPA Universal certification required.
PHYSICAL REQUIREMENTS:
- Constant need (66%-100%) to perform activities such as walking, standing, bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing, pulling, reaching, grasping, gripping, turning, finger dexterity, writing, and lifting/carrying supplies.
- Over 150 lbs.: Rarely needed (<1%).
- 75-150 lbs.: Occasionally needed (1%-33%).
- 25-75 lbs.: Frequently needed (33%-66%).
- 1-25 lbs.: Constantly needed (66%-100%).
Note: Lifting and carrying weights over 50 lbs. often requires assistance.
VISION REQUIREMENTS:
- Constant need to document, review manuals, read labels, and see small details.
- Frequent need to see clearly beyond arm's reach for oversight and observation.
HEARING REQUIREMENTS:
- Constant need to communicate with team members, vendors, and staff.
SPEAKING REQUIREMENTS:
- Constant need to verbally communicate effectively with team members and vendors.
DRIVING/TRAVELING REQUIREMENTS:
- Frequent need to use personal transportation for parts, supplies, and occasional urgent travel.
WORK ENVIRONMENT:
- Constant indoor work; frequent outdoor work in all weather conditions; occasional exposure to fumes and solvents.
REASONING DEVELOPMENT:
- High ability to apply logical thinking, define problems, collect data, establish facts, and draw conclusions.
