The Role

As a Maintenance Supervisor at our Solea Wellen Park community, you will ensure an exceptional experience and support daily operations within our Active Adult 55+ community. Reporting to the Community Manager, this role offers an exciting opportunity to contribute to our mission of building community.

What You’ll Do…

Daily Operations

• Maintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment for residents, visitors, and staff.
• Inspect the community daily to meet company standards for quality and appearance.
• Identify and resolve maintenance issues promptly.
• Use YARDI to track work orders and progress.
• Maintain fire sprinklers, backflow, panel, and alarm systems, including inspections and permits.
• Lead ongoing property maintenance and improvement plans, assisting with quarterly inspections.
• Keep work areas, tools, and equipment clean and organized; manage supplies and inventory.
• Address maintenance concerns swiftly to uphold community standards.
• Follow safety policies and report any safety issues or incidents immediately.

Leadership

• Train maintenance staff on procedures, safety, and workmanship.
• Schedule and inspect vacant apartments and make-readies.
• Manage maintenance inventory.
• Assist with managing maintenance budgets and vendor relationships.
• Build strong relationships with community members to promote satisfaction and retention.
• Provide high-quality, hospitable service to ensure a memorable resident experience.

Qualifications

• Proficient in maintenance repair and service, with a valid driver’s license.
• Experience in HVAC/maintenance repairs, preferably in multifamily, active adult, or hospitality settings.
• HVAC and pool certifications required.
• Strong plumbing and electrical skills.
• Attention to detail and experience with property management software like YARDI.
• Effective communication and interpersonal skills.
• Servant leadership mindset and solution-oriented approach.
• Knowledge of OSHA, ADA, and Fair Housing regulations.
• Reliable transportation and flexibility to work a regular schedule, including nights, weekends, and holidays as needed.
• Physical ability to access all parts of the property and lift weights up to 50 pounds with assistance.
