Job summary

Capstone On-Campus Management (COCM) is seeking an Apartment Maintenance Supervisor to oversee on-campus maintenance and custodial activities at The Summit at Queens College in Flushing, NY. The role includes repairs, preventive maintenance, staff supervision, and vendor coordination.

The position requires 3–5 years of general maintenance experience in property management or related fields, with HVAC knowledge and strong communication skills.

Qualifications

  • High school diploma or GED required.
  • 3-5 years of general maintenance experience in property management or related field.
  • Trade knowledge (custodial; electrical; plumbing; appliances; carpentry; basic HVAC) required. HVAC certification (preferred).
  • Must have troubleshooting and diagnostic skills.
  • Demonstrate proficiency in verbal communication.
  • Proficiency with technology including computers, tablets, smart phones, and work order management software.
  • Must be punctual, organized, and able to meet deadlines.
  • Excellent attention to detail and organizational skills.
  • Ability to move and lift to 50lbs and navigate up and downstairs.
  • Ability to participate in an on-call rotation and respond to campus within 40 minutes for after-hours emergencies.

Responsibilities

  • Supervises Maintenance Technician, Student Maintenance Assistants, and one Custodial contract.
  • Performs general maintenance including electrical, plumbing, HVAC, painting, and wall repairs.
  • Coordinate preventive maintenance efforts with vendors and internal staff
  • Oversees all work performed by various contractors for renovations/repairs and inspects upon completion to ensure quality workmanship.
  • Assists in the creation of the on-call duty schedule and participates in rotation.
  • Maintains work order system in collaboration with Director.
  • Assists Director with budget preparation.
  • Assists Director in bid review and creation for major projects and repairs.
  • Maintains inventory of supplies. tools and equipment. Organizes and secures all maintenance storage units, shop and maintenance office.
  • Conducts daily general site inspections and specific monthly inspections of the entire property.
  • Assists Director with oversight of site safety including compliance for trainings and inspections required by company and local jurisdiction.
  • Other duties as assigned.

Job Title: Apartment Maintenance Supervisor Location: The Summit at Queens College, Queens College, Flushing, NY Reports to: Director of Housing and Residence Life Salary: $72,000.00-$74,000.00 year and a comprehensive benefits package FLSA Status: Exempt

Summary

The Apartment Maintenance Supervisor is responsible for oversight of maintenance and custodial work for an on-campus student community. This position is also completing repairs and preventive maintenance. Duties include but are not limited to oversight and performance of general maintenance, building systems, project management, supervision of staff and vendors, and inventory control. The supervisor will project a professional image through interactions with all internal and external customers. This position serves in an emergency on-call rotation for the community. Periodic work may be required after hours and on weekends in the case of emergencies including significant weather events.
