Job summary

FLATS LLC, a ProperXPM company, is seeking a skilled Maintenance Supervisor to oversee hands-on maintenance in residential properties. This full-time, on-site role requires quickly completing work orders, turning vacant units, maintaining common areas, and coordinating with the Property Manager to keep our communities safe and welcoming.

Candidates should have proven apartment or building maintenance experience, knowledge of basic electrical/plumbing/HVAC, and the ability to use hand and power

Qualifications

• Proven apartment/building maintenance experience.
• Basic knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair.
• Ability to use hand and power tools safely.
• Strong problem-solving and attention to detail.
• Reliable, punctual, and able to work independently or in a team.

Responsibilities

• Complete assigned maintenance work orders promptly and effectively.
• Turn vacant units to prepare them for new residents.
• Maintain common areas (hallways, lobbies, laundry, amenities).
• Perform pool and seasonal amenity maintenance; check equipment.
• Identify and resolve minor plumbing and electrical issues.
• Carry out light carpentry, painting, drywall repairs and general building repairs.
• Conduct routine preventive maintenance on equipment and systems.
• Maintain exterior areas, including trash pickup.
• Respond to on-call, after-hours emergencies on a rotation.
• Ensure a clean, safe work environment meeting safety standards.
• Collaborate with Property Manager and team to complete tasks on time.
• Provide excellent customer service to residents and guests during visits.
• Valid driver's license required.
