Job summary

Nickel Plate Properties seeks a skilled Maintenance Supervisor to oversee the maintenance operations of our multifamily community. You will lead the maintenance team, manage work orders, and ensure preventive maintenance schedules are followed to maintain operational excellence.

Ideal candidates possess strong leadership abilities, extensive maintenance knowledge, and a track record of coordinating vendors and ensuring timely completions.

Qualifications

• Proven supervisory experience in maintenance or facilities.
• Strong knowledge of electrical systems (high/low voltage).
• Familiarity with HVAC in multifamily properties is preferred.
• Excellent verbal and written communication skills.
• Demonstrated leadership and accountability within a maintenance team.

Responsibilities

• Supervise and coordinate maintenance team activities for timely task completion.
• Manage work orders, preventive maintenance, and inventory in the maintenance system.
• Inspect facilities and equipment; identify issues and implement corrective actions.
• Handle resident service requests across HVAC, electrical, plumbing, appliances, etc.
• Manage vendors to meet quality standards and deadlines.
• Prepare apartment homes for new residents per company standards.
• Provide training and mentorship to staff to foster continuous improvement.

Duties:

• Supervise and coordinate the activities of the maintenance team to ensure timely and efficient completion of tasks.
• Manage the maintenance management system for tracking work orders, preventive maintenance schedules, and inventory control.
• Conduct regular inspections of facilities and equipment to identify potential issues and implement corrective actions.
• Complete resident service requests on a variety of maintenance related items HVAC, electrical, plumbing, appliances, etc.
• Manage vendors to ensure they meet quality control standards and deadlines
• Prepare apartment homes for new residents within company standards
• Provide training and mentorship to maintenance staff, fostering a culture of continuous improvement.

Skills:

• Proven management skills with experience in supervising maintenance personnel.
• Proficiency in electrical systems, including high voltage and low voltage applications.
• Familiarity with HVAC systems and multifamily property management.
• Ability to communicate both verbally and in writing.
• Strong leadership qualities that inspire teamwork and accountability within the maintenance department.

Qualifications:

• Must hold HVAC Certification and have knowledge and expenses.
• Must have a valid driver's license and reliable transporation.
• Must be able to work on call schedule approximately every other week.
• Must be able to work outside in all temperatures.
• Must be able to meet the physical requirements of the position to include lifting, standing, stairs and use of ladders.
