Job summary

Monarch Investment and Management Group seeks a Maintenance Supervisor for Prairie Walk Apartments in South Kansas City, MO. You will oversee maintenance work orders, supervise staff, and ensure unit readiness between tenants, with on-call responsibilities.

The role requires HVAC and EPA credentials, 4+ years in maintenance and multi-family housing, plus experience with drywall, carpentry, and basic plumbing/electrical. Competitive pay, bonuses, and comprehensive benefits are offered.

Qualifications

• HVAC experience required.
• EPA certification required.
• CPO certification a plus.
• High school diploma or equivalent.
• 4+ years’ experience in the maintenance field.
• 4+ years in multi-family housing preferred.
• Experience managing 1+ employees.
• Drywall, painting, and carpentry experience.
• Light plumbing and electrical work.
• Experience with appliances including washers and dryers.

Responsibilities

• Ensure work orders are completed and assigned by priority.
• Turn and make units ready between tenant occupancy.
• Repair property systems including plumbing, electrical, carpentry, drywall, HVAC.
• Monthly budget analysis with Property Manager.
• Maintain a preventative maintenance program.
• Exterior structural maintenance as needed.
• Manage 24/7 on-call emergency coverage.
• Manage bids and plan major repairs with third-party vendors.

Schedule: Monday-Friday 8:00 am - 5:00 pm, On-Call rotation 1 week every 2 weeks

Responsibilities

• Ensuring that work orders are being completed and assigned to team members based on priority
• Turning and making units ready in between tenant occupancy
• Completing repairs in property and apartment plumbing, electrical, carpentry, drywall, and HVAC
• Monthly budget analysis with Property Manager
• Manage and maintain a consistent preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency on-call system
• Managing bids and planning major repairs from third party vendors

Requirements

• HVAC experience required
• EPA certification required
• CPO certification a plus
• High school diploma or equivalent
• 4+ years’ experience in the maintenance field
• 4+ year experience within the multi-family housing industry preferred
• Experience managing 1+ employees
• Drywall, painting, and carpentry experience
• Experience with light plumbing and electrical work
• Working knowledge of appliances to include washers and dryers
• Ability to physically demonstrate basic job duties (completed during interview process)
