Job summary

Enhancity is seeking a Maintenance Manager in Asbury Park, NJ to lead maintenance staff, plan daily work orders, and oversee preventive programs across HVAC, plumbing, electrical, and more. You will coordinate repairs, manage budgets, and ensure safety and compliance with all regulations.

The role requires strong leadership, excellent communication, and hands-on maintenance expertise. On-site duties include after-hours on-call coverage and coordination with the property team to keep residents

Responsibilities

• Supervise, train, schedule, and evaluate maintenance technicians and porters.
• Plan, assign, and monitor daily work orders to ensure timely completion.
• Oversee preventive maintenance programs for HVAC, plumbing, electrical, appliances, roofing, and exteriors.
• Complete scheduled sprinkler system maintenance as required.
• Respond to emergency maintenance issues and coordinate after-hours service.
• Oversee apartment turns and ensure units are ready for new residents.
• Conduct routine building and grounds inspections to identify maintenance needs.
• Coordinate work by outside contractors and vendors ensuring quality.
• Maintain inventory of maintenance supplies, tools, and equipment.
• Prepare and manage maintenance budget and monitor expenses.
• Ensure OSHA, Fair Housing, environmental, and local laws compliance.
• Maintain maintenance records and vendor documentation.
• Assist in capital improvement planning and property upgrades.
• Provide excellent customer service and respond to resident requests.
• Participate in on-call rotation for emergencies.
