Job summary

Carleton Living is seeking a Service Manager to lead the apartment maintenance and preventative maintenance program. You will supervise the maintenance team, assign tasks, and ensure timely completion of work orders across plumbing, electrical, carpentry, painting, and groundskeeping.

You will coordinate safety reviews, train staff, and report to the Community Manager. A valid drivers license is required, with EPA Type II HVAC certification and CPO preferred.

Qualifications

• EPA Type II Certification (HVAC)
• CPO license preferred but not required
• 4+ years in property/apartment maintenance
• Ability to multitask and meet deadlines
• Valid driver’s license and insurance

Responsibilities

• Supervise maintenance team and assign tasks
• Oversee preventive maintenance program for apartments
• Handle plumbing tasks (snaking, fittings, fixtures)
• Address electrical issues and minor repairs
• Replace fixtures, cabinets and db2s as needed
• Coordinate interior painting and light carpentry
• Support custodial tasks in common areas
• Assist with landscape maintenance as time permits
• Maintain records and report to Community Manager
• Work with contractors and in-house staff on projects
