Job summary

Civitas Senior Living is seeking a Maintenance Director to lead ongoing property maintenance at our Round Rock community. You will oversee daily site activities, review work orders, and ensure timely, high-quality repairs, paints, and equipment maintenance, while managing costs and coordinating with outside contractors.

The role emphasizes a hands-on leader who can implement preventive maintenance schedules, maintain thorough records, and uphold a professional, resident‑centric service

Qualifications

• At least 1 year as a Maintenance Director, preferably in senior living or multifamily property management.
• Expertise in painting, drywall repair, and use of standard power tools.
• Chemical knowledge: proper usage, storage, and disposal of chemicals.
• Emergency response: ability to move quickly and stay calm in emergencies.

Responsibilities

• Facility oversight through daily walkthroughs of residence, grounds, and parking areas.
• Review resident work orders daily and provide efficient solutions.
• Paint interior walls with precision and repair drywall as needed.
• Troubleshoot and repair equipment with technical know‑how.
• Collaborate with Executive Director to manage parts costs and bid proposals.
• Supervise outside contractors/vendors to ensure quality standards.
• Execute a comprehensive preventive maintenance plan per schedule.
• Maintain records of repairs, preventive maintenance, warranties, and inspections.
• Maintain a professional, positive presence that fosters community.

Maintenance Director Job Profile

• Facility Oversight: Conduct daily walkthroughs of the entire residence, grounds, and parking areas, ensuring optimal condition.
• Resident-Centric Service: Review resident work order logs daily, complete tasks as assigned, and provide efficient solutions.
• Quality Craftsmanship: Paint interior walls with precision, repair and texture drywall, showcasing attention to detail.
• Equipment Mastery: Troubleshoot and repair various equipment, utilizing your technical know-how.
• Cost Management: Collaborate with the Executive Director in maintaining expenses for parts, reviewing costs, and completing bid proposals.
• Vendor Coordination: Manage and supervise work performed by outside contractors/vendors, ensuring alignment with quality standards.
• Preventive Maintenance: Execute a comprehensive preventative maintenance plan, based on residence-specific schedules.
• Record Keeping: Accurately maintain records of repairs, preventative maintenance, warranties, and inspections.
• Professional Presence: Exhibit a professional, positive, and helpful attitude, fostering a sense of community.
