Job summary

Indianapolis Airport Authority is seeking a Manager, Concessions Operations to lead the Concessions and Rental Car Programs, drive customer service excellence, and ensure financial sustainability across multiple locations.

The role requires directing a team, negotiating with concessionaires, forecasting budgets, and aligning initiatives with strategic pillars of the airport. Strong leadership and communication skills are essential.

Qualifications

• B. S. in Business, Project Management, Retail, Hospitality, Real Estate, or related field is preferred.
• Eight to ten (8 - 10) years in operations/property management experience in retail/commercial, food service or shopping center industries.
• One to Three (1-3) years of supervisory experience is required.
• Understanding of concession agreements and leases is necessary.
• Must have good negotiating skills and ability.
• Customer service experience with general public and/or business partners/tenants.
• Computer experience using Microsoft programs.
• Excellent written and oral communication skills.
• Proven analytical, negotiating, motivational, and training skills.
• Ability to listen, communicate, exercise good judgment, make informed strategic decisions and carry out assigned tasks.
• Ability to perform all the essential functions of the job outlined above without causing a direct threat to the safety of oneself or others.

Responsibilities

• Provide oversight and direction to direct reports.
• Coach, counsel, mentor and develop direct reports, including performance reviews and career development planning.
• Empower direct reports to take responsibility and accountability.
• Lead direct reports in alignment with Customer Service, Economic Development, Stability & Sustainability, Workforce Development, Community Engagement, and Equity & Opportunity.
• Manage daily operations of the Concessions and Rental Car Programs.
• Maintain relationships with concessionaire partners.
• Implement programs aligning to strategic pillars and enhance public value.
• Forecast annual expenses and revenue budgets for Concessions Programs.
• Create solicitation documents and outreach and agreements.
• Negotiate terms with concessionaires.
• Administer concession agreements and correspondence.
• Oversee Concessions team and provide career development.
• Establish relationships with concessionaire contacts.
• Participate in capital planning and master planning initiatives.
• Develop opportunities for customer service enhancements and revenue growth.
• Review concessions data and present to stakeholders.
• Lead risk/opportunity assessments for staffing, finance and environment.
• Manage advertising and marketing initiatives.
• Develop security and safety policies for the Concessions Program.
• Manage projects and initiatives from Director.
• Develop concessionaire operating guidelines and tenant improvements.
• Monitor and ensure accurate reporting.
