Job summary

Car Park, Inc. is seeking a sharp, technology-driven Business Development & AI Sales Research Specialist to expand our parking-management portfolio across Southern California.

This role focuses on proactive opportunity finding, identifying decision-makers, and turning prospects into appointments and new accounts. You’ll leverage AI platforms, online research tools, LinkedIn, CRM systems and canvassing to generate qualified leads, set meetings, and drive growth for senior management.

Qualifications

• Hungry, resourceful, persistent, intelligent and organized; technology-driven.
• Comfortable with AI as a business-development tool.
• Experience with AI platforms and prospecting tech is highly desirable.

Responsibilities

• Research and identify new parking and valet management opportunities throughout Los Angeles and Southern California.
• Use AI tools and online research to uncover properties, ownership groups, management companies, decision-makers, RFPs and potential contracts.
• Build targeted prospect lists for hotels, hospitals, commercial offices, residential/mixed-use properties, restaurants/nightlife, shopping centers, universities and municipalities.
• Identify actual decision-makers: owners, asset managers, property managers, general managers, CFOs, COOs and procurement executives.
• Cold call and prospect daily; conduct professional email and LinkedIn outreach; canvass properties in person when appropriate.
• Generate qualified leads and set appointments for senior management; track prospects from research to appointment and proposal.
• Monitor public and private RFP/RFQ opportunities and help register Car Park with organizations before opportunities are released.
• Research competitors and identify properties where existing parking operations can be improved.
• Use AI to improve prospecting, research, messaging, lead qualification and sales productivity.
• Maintain an organized CRM/database with contacts, conversations, opportunities and next actions.
• Develop creative strategies for finding business instead of waiting for inbound leads.
