Position Summary

The Affordable Housing Assistant Property Manager will support the Property Manager with the day-to-day operations of the community while ensuring compliance with affordable housing requirements and company policies.

This position will assist with leasing, resident relations, income certifications, recertifications, rent calculations, file maintenance, collections, inspections, and general administrative responsibilities.

The ideal candidate is organized, detail-oriented, professional, and comfortable working with residents while handling confidential information and regulatory documentation.

Key Responsibilities
  • Assist the Property Manager with the daily operations of the affordable housing community.
  • Provide professional and compassionate customer service to residents and prospective residents.
  • Assist with processing applications, move-ins, move-outs, transfers, and lease renewals.
  • Assist with initial certifications and annual/interim recertifications.
  • Collect and verify required resident documentation and income information.
  • Maintain accurate and complete resident files in accordance with affordable housing requirements.
  • Assist with calculating household income, rent, and applicable utility allowances.
  • Monitor certification and recertification deadlines to ensure timely completion.
  • Assist with rent collection, delinquency follow-up, and resident account management.
  • Respond to resident questions, concerns, and requests in a professional and timely manner.
  • Assist with property inspections and ensure the community remains safe, clean, and well-maintained.
  • Coordinate and follow up on maintenance requests and resident work orders.
  • Communicate with vendors, contractors, residents, and team members as needed.
  • Maintain accurate property records, reports, and correspondence.
  • Assist with audits, compliance reviews, and required documentation.
  • Follow all Fair Housing requirements and applicable federal, state, and local affordable housing regulations.
  • Maintain confidentiality of resident and property information.
  • Support the Property Manager with other administrative and operational responsibilities as needed.
Qualifications
Required
  • Previous property management, affordable housing, leasing, or administrative experience preferred.
  • Strong organizational and time-management skills.
  • Excellent verbal and written communication skills.
  • Strong attention to detail and accuracy.
  • Professional and customer-service-oriented approach.
  • Ability to handle confidential information appropriately.
  • Ability to multitask and meet deadlines.
  • Basic computer skills, including Microsoft Office and email.
  • Ability to learn and use property management software.
  • Reliable transportation and dependable attendance.
Preferred
  • Previous affordable housing or multifamily property management experience.
  • Experience with LIHTC, HUD, Section 8, or other affordable housing programs.
  • Experience completing income certifications and recertifications.
  • Knowledge of Fair Housing regulations and affordable housing compliance requirements.
  • Experience with property management software.
  • Previous Assistant Property Manager, Property Manager, or Leasing Consultant experience.
Work Environment
  • Primarily office-based within an affordable housing community.
  • Frequent interaction with residents, applicants, vendors, and team members.
  • Fast-paced environment requiring accuracy, organization, and strong communication skills.
  • Occasional property inspections and community walks.
  • Occasional weekend or extended-hour availability may be required.
