BG Staffing | Affordable Housing Division in Chesapeake, VA seeks an experienced Property Manager to oversee daily operations of an affordable housing community. The role focuses on maintaining financial health, regulatory compliance, and resident satisfaction across LIHTC and HUD programs.

Qualifications

• No less than three (3) years of residential property management experience.
• Experience with LIHTC and/or HUD Affordable Housing programs.
• Experience with HUD Housing Programs, including Section 8, Section 202, Section 811, HUD PRAC, PBV.
• Knowledge of applicable federal and state housing laws.
• Strong understanding of affordable housing compliance requirements and regulatory guidelines.
• Excellent communication, leadership, organizational, and customer service skills.
• Ability to manage multiple priorities and deadlines in a fast-paced environment.

Responsibilities

• Manage day-to-day property operations to high standards.
• Ensure compliance with LIHTC, HUD, Section 8, 202, 811, PBV, PRAC, and other programs.
• Monitor occupancy and resident retention efforts.
• Oversee leasing, renewals, move-ins/outs.
• Maintain resident files and audit-ready documentation.
• Coordinate certifications and recertifications.
• Prepare for audits, compliance reviews, inspections, and reporting.
• Address resident concerns professionally and foster relations.
• Supervise vendors and maintenance for timely work orders.
• Monitor budgets, expenses, rent collections, and financial performance.
• Collaborate with regional leadership to meet goals.
• Ensure compliance with housing regulations.
