Job Description

The Maintenance Supervisor will lead and mentor the Maintenance Team, oversee maintenance and capital improvement needs of an assigned FPI managed site, and ensure the expectations of the Client are met within the operating capital budget and management agreement.

Driving a site-owned golf cart is required; a valid unrestricted U.S. Driver's License is necessary.

Pay: $30 - $35 / Hour

DUTIES AND RESPONSIBILITIES

  • Manage a team of maintenance personnel, including technicians, grounds keepers, porters, housekeepers, and cleaners.
  • Implement daily and preventative maintenance programs to ensure safety, proper, and economical property conditions.
  • Inspect the property and common areas daily to identify maintenance issues.
  • Complete maintenance requests within 24 hours.
  • Change air-conditioning filters biannually and during apartment turnovers.
  • Conduct semi-annual apartment inspections.
  • Follow a preventative maintenance schedule.
  • Provide on-call emergency maintenance during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Inspect and repair vacant apartments to ensure readiness for new tenants.
  • Maintain owned equipment and keep maintenance areas orderly and compliant with safety standards.
  • Secure inventory and parts, maintaining stock within budget.
  • Wear provided uniforms and provide necessary small tools.
  • Ensure timely completion of maintenance tasks by staff to control labor costs.
  • Prepare properties for regulatory inspections like NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
  • Adhere to all FPI policies and perform additional duties as directed by the Community Director.

Qualifications

  • Minimum 2 years' leadership experience in residential property management, hotel, facilities maintenance, or construction.
  • Proficient in preparing properties for regulatory inspections and ensuring compliance.
  • High School diploma or equivalent; industry certifications preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficient in English; may need to provide own tools.
  • Strong computer skills including MS Office, Google Apps, and property management software.
