Multifamily Property Management

The Maintenance Supervisor will lead and mentor the Maintenance Team, overseeing maintenance and capital improvement needs at the assigned FPI-managed site, with the goal of meeting client expectations within the operating budget and management agreement.

  • Driving a site-owned golf cart is required; a valid unrestricted U.S. Driver's License is mandatory.
Duties and Responsibilities

This position manages a team of maintenance personnel, including technicians, groundskeepers, porters, and cleaners, responsible for performance management and operational duties.

  1. Implement daily and preventative maintenance programs for safety, economy, and property condition.
  2. Inspect the property and common areas daily for maintenance issues.
  3. Complete maintenance requests within 24 hours.
  4. Change air-conditioning filters biannually and upon apartment turnover.
  5. Conduct semi-annual apartment inspections.
  6. Follow a preventative maintenance schedule.
  7. Serve as on-call emergency maintenance during evenings, weekends, and holidays.
  8. Respond to after-hours lockout requests.
  9. Inspect and repair vacant apartments to ensure readiness for new tenants.
  10. Maintain all equipment and property-owned facilities.
  11. Keep maintenance shops and storage areas organized and compliant with safety regulations.
  12. Secure inventory and tools, and maintain an inventory within budget limits.
  13. Wear provided uniforms and provide necessary small tools for routine maintenance.
  14. Ensure timely completion of maintenance tasks to minimize labor costs.
  15. Prepare properties for regulatory inspections, including NSPIRE, MOR, TCAC, CALFHA, and collaboration with stakeholders.

Other duties include complying with all policies and performing additional tasks as assigned by the Community Director.

Minimum Qualifications
  • At least 2 years' experience in a leadership role within residential property management, hotel maintenance, facilities, or construction.
  • High school diploma or equivalent; industry certifications (e.g., CAMT, NAHMS, NAHMT) preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficiency in English (speaking, reading, writing).
  • Possibly required to provide and maintain personal tools.
  • Strong computer skills, including MS Office, Google Apps, property management software, email, and internet.
