Multifamily Property Management

The Maintenance Supervisor will lead and mentor the Maintenance Team, oversee maintenance and capital improvement needs of the assigned site, and ensure the property meets client expectations, operating within the budget and management agreement.

Duties and Responsibilities

This role manages maintenance personnel, including technicians, groundskeepers, porters, and cleaners, and is responsible for performance management.

  1. Implement daily and preventative maintenance programs for property safety and economy.
  2. Inspect the property and common areas daily for maintenance issues.
  3. Complete maintenance requests within 24 hours.
  4. Change air-conditioning filters biannually and during apartment turnovers.
  5. Conduct semi-annual apartment inspections.
  6. Follow a preventative maintenance schedule.
  7. Provide on-call emergency maintenance during evenings, weekends, and holidays.
  8. Respond to after-hours lockout requests.
  9. Perform maintenance on vacant apartments for move-in readiness.
  10. Maintain equipment and storage areas in safety and orderliness.
  11. Secure inventory and property equipment properly.
  12. Maintain an inventory of parts within budget constraints.
  13. Wear provided uniforms during work hours.
  14. Provide necessary small tools for routine maintenance.
  15. Ensure timely completion of duties to minimize labor costs.
  16. Prepare properties for inspections like NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.

Minimum Requirements:

  • At least 2 years’ leadership experience, preferably in residential property management, hotel, facilities maintenance, or construction.
  • Proficient in compliance for inspections such as NSPIRE, MOR, TCAC, CALFHA, and stakeholder collaboration.
  • High school diploma or equivalent; industry certifications (CAMT, NAHMS, NAHMT) preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficient in English (speaking, reading, writing).
  • May need to provide personal tools.
  • Proficient in MS Office, Google Apps, property management software, email, and internet.
