Responsibilities

• Waitlist management: Pulls applicants from program waitlists; manages flow and selection per NRHA/HUD/IRS rules.
• Application processing and support: Review LIHTC and public housing applications; assess completeness; conduct initial eligibility screenings.
• Eligibility interviews & verifications: Schedule detailed interviews; verify income, assets, criminal background, household composition.
• Income & rent calculation: Compute utility allowances, rent amounts, income eligibility per HUD/IRS for LIPH, PBV, LIHTC, Midrise.
• Unit leasing & placement: Place eligible applicants into units; show ready units; prepare lease documents and explain terms.
• Orientation & briefings: Conduct housing orientation; explain program requirements, rights/obligations, lease terms, Fair Housing.
• External coordination: Work with landlords, service providers, and agencies to verify information and coordinate services.
• Documentation & record-keeping: Maintain client records; ensure audit-ready files; data entry in Yardi/Procorem per VHDA rules.
• Customer service: Respond to inquiries; provide professional leasing support and resolve issues.
• Administrative duties: Prepare correspondence, leasing reports, memos, supply orders, and schedule meetings.
• Inspections & Home Visits: Conduct visits to verify living conditions and readiness for tenancy.
