Job summary

Columbia Residential in Atlanta, GA is seeking a Community Recertification Specialist to oversee tenant recertifications and initial certifications in accordance with federal, state, and local regulations. You will review, approve, and submit responses to lenders and regulators while supporting onsite staff and ownership entities.

Qualifications

• College degree preferred with affordable housing experience.
• HCCP and other tax credit certifications preferred.
• Strong written and verbal skills; proficient in math.
• Proficiency with Microsoft Office; OneSite or Yardi experience preferred.
• Ability to multi-task and some overnight travel required.

Responsibilities

• Review and approve all Initial Certifications.
• Review and approve all Re-Certifications/Renewals.
• Conduct random reviews of Resident Files for order and completeness.
• Guide Community Management Staff on compliance-related issues.
• Review and submit monthly, quarterly, and annual compliance reports.
• Review and submit all audit/review responses prepared by staff.
• Assist with development and facilitation of internal compliance forms, policies, procedures, and training.
• Ensure compliance with affordable housing programs (LIHTC, Section 8, Home, TCAP, NSP, 1602 Exchange, Bond, and PHA programs).
• Monitor and audit tenant files to confirm regulatory adherence.
• Review and approve Move-Ins, Unit Transfers, Annual and Interim Certifications.
• Ensure timely submission of Compliance documents (50058s, MTWs, 50059s, TICs).
• Monitor deadlines for annual recertifications and other reporting.
• Generate and review monthly EIV reports.
• Prepare responses and gather documentation for MORs and other audits.
