Job summary

Empira Group in Miami is seeking an Acquisitions & Development Associate to support evaluation, underwriting, and management of residential real estate investments from acquisition through development, construction, and project completion.

Qualifications

  • Bachelor's degree in Real Estate, Finance, Business Administration, Economics, Construction Management, Engineering, Architecture or a related field.
  • 3–5 years of relevant experience in real estate acquisitions, development, investment analysis, or private equity real estate.
  • Strong financial modeling and analytical skills, including acquisition underwriting, discounted cash flow, and development pro forma analysis.
  • Advanced proficiency in Excel and PowerPoint; experience with Argus Enterprise and other real estate platforms preferred.

Responsibilities

  • Analyze and underwrite residential acquisition and development opportunities using financial models and market research.
  • Prepare investment memoranda, financial analyses, and presentation materials with transaction assumptions, returns, and risks.
  • Support all phases of the acquisition process including deal screening, due diligence, contract review, and closing.
  • Perform feasibility analyses, market research, and development pipeline assessments to support investment decisions.
  • Assist with valuation analyses, acquisitions financing, and due diligence throughout the investment lifecycle.
  • Collaborate with Development to support project execution from due diligence through construction and handoff.
  • Coordinate with architects, engineers, contractors, lenders, and municipalities to facilitate timely project execution.
  • Prepare internal and external project updates, management presentations, and development reports.

Position Overview

The Acquisitions & Development Associate will support the evaluation, underwriting, execution, and management of residential real estate investments from acquisition through development, construction, and project completion. Working closely with the Acquisitions and Development teams, the Associate will conduct financial analysis, coordinate due diligence, support project execution, and collaborate with internal and external stakeholders to deliver development projects aligned with the firm's investment objectives.

  • Analyze and underwrite residential acquisition and development opportunities using financial models, market research, and investment analysis.
  • Prepare investment memoranda, financial analyses, and presentation materials highlighting transaction assumptions, investment returns, opportunities, and key risks.
  • Support all phases of the acquisition process, including deal screening, financial underwriting, due diligence, contract review, documentation, and transaction execution.
  • Perform feasibility analyses, market research, competitive property analysis, demographic studies, and development pipeline assessments to support investment decisions.
  • Assist with valuation analyses and support acquisitions, financing activities, and due diligence efforts throughout the investment lifecycle.
  • Work closely with the Development team to support project execution from due diligence and design through construction, completion, and transition to operations.
  • Support development activities including entitlement coordination, governmental approvals, design management, procurement, construction monitoring, project closeout, and project handoff.
  • Maintain and analyze project budgets, schedules, forecasts, commitments, change orders, invoices, and variance reports to support project performance.
  • Assist with construction draw packages, lender reporting, project financial reporting, and reconciliation of development costs.
  • Coordinate with architects, engineers, contractors, consultants, attorneys, lenders, municipalities, and other project stakeholders to facilitate timely project execution.
  • Track permits, contracts, consultant deliverables, project approvals, critical milestones, and project documentation to ensure schedule adherence.
  • Prepare internal and external project updates, management presentations, development reports, meeting materials, and action-item trackers.
  • Participate in project meetings, property visits, and construction site inspections while identifying potential budget, schedule, and execution risks.
  • Organize and maintain acquisition and development files, due diligence materials, contracts, plans, approvals, and project documentation.
  • Collaborate with acquisitions, development, accounting, finance, legal, and external partners to support successful transaction execution and project delivery.
  • Support continuous improvement of underwriting models, reporting tools, development processes, and investment analysis.
  • Bachelor's degree in Real Estate, Finance, Business Administration, Economics, Construction Management, Engineering, Architecture, or a related field.
  • 3–5 years of relevant experience in real estate acquisitions, development, investment analysis, private equity real estate, development finance, construction, or a related field, preferably with multifamily or residential assets.
  • Strong financial modeling and analytical skills, including acquisition underwriting, discounted cash flow (DCF) analysis, development pro formas, and sensitivity analysis.
  • Demonstrated understanding of real estate investment concepts, development processes, construction budgets, project scheduling, due diligence, and financial statements.
  • Advanced proficiency in Microsoft Excel and PowerPoint, with the ability to prepare investment analyses, financial models, and executive-level presentations.
  • Experience with Argus Enterprise, Yardi, Procore, Smartsheet, Microsoft Project, or similar real estate and project management platforms is preferred but not required.
  • Strong organizational and project management skills with the ability to manage multiple transactions and development projects simultaneously while meeting deadlines.
  • Excellent written, verbal, and interpersonal communication skills, with the ability to collaborate effectively across acquisitions, development, finance, legal, and external consultants.
  • Experience in South Florida multifamily or condominium development is preferred but not required.
