Position Summary
Merrimac Ventures is seeking a driven and detail-oriented Development Associate to join our growing team. This role offers a unique opportunity to work on high-profile multifamily and condominium projects across South Florida under the direct mentorship of the Senior Vice President of Development.
Key Responsibilities
Project Management & Execution
- Lead and manage select development projects from predevelopment through delivery
- Support the SVP of Development on large-scale multifamily and condo projects
- Prepare and maintain detailed project schedules, budgets, and milestone trackers
- Coordinate with architects, engineers, contractors, and consultants
Feasibility & Financial Analysis
- Conduct financial modeling and pro forma analysis for potential acquisitions
- Perform market research and competitive analysis to support investment decisions
- Assist in site selection, due diligence, and underwriting for new projects
- Analyze entitlement risk, construction costs, and return scenarios
Entitlements & Permitting
- Manage entitlement and permitting processes with municipalities and regulatory agencies
- Coordinate land use applications, rezoning requests, and variance submissions
- Track regulatory timelines and proactively resolve permitting risks
Design & Construction Coordination
- Participate in design review meetings and provide feedback
- Review construction documents and RFIs; manage design change processes
- Conduct regular site visits and provide status reporting to senior leadership
- Build and maintain relationships with brokers, lenders, equity partners, and local officials
- Support preparation of investor presentations and lender packages
- Assist in negotiation and execution of contracts with consultants and vendors
Qualifications
Required
- Bachelor's degree in Real Estate, Finance, Urban Planning, Architecture, Civil Engineering, or related field
- 2–5 years of experience in real estate development, investment, or related field
- Demonstrated experience with financial modeling and pro forma analysis (Excel required)
- Familiarity with South Florida's real estate market, municipalities, and regulatory environment
- Strong organizational and communication skills
Preferred
- Experience in multifamily and condominium development
- Master's degree in Real Estate Development (MRED), MBA, or equivalent
- Familiarity with construction management and contractor coordination
- Established relationships in the South Florida development community
- Proficiency with Procore, Microsoft Project, or similar tools
