Position Summary

Merrimac Ventures is seeking a driven and detail-oriented Development Associate to join our growing team. This role offers a unique opportunity to work on high-profile multifamily and condominium projects across South Florida under the direct mentorship of the Senior Vice President of Development.

Key Responsibilities

Project Management & Execution

Lead and manage select development projects from predevelopment through delivery
Support the SVP of Development on large-scale multifamily and condo projects
Prepare and maintain detailed project schedules, budgets, and milestone trackers
Coordinate with architects, engineers, contractors, and consultants

Feasibility & Financial Analysis

Conduct financial modeling and pro forma analysis for potential acquisitions
Perform market research and competitive analysis to support investment decisions
Assist in site selection, due diligence, and underwriting for new projects
Analyze entitlement risk, construction costs, and return scenarios

Entitlements & Permitting

Manage entitlement and permitting processes with municipalities and regulatory agencies
Coordinate land use applications, rezoning requests, and variance submissions
Track regulatory timelines and proactively resolve permitting risks

Design & Construction Coordination

Participate in design review meetings and provide feedback
Review construction documents and RFIs; manage design change processes
Conduct regular site visits and provide status reporting to senior leadership
Build and maintain relationships with brokers, lenders, equity partners, and local officials
Support preparation of investor presentations and lender packages
Assist in negotiation and execution of contracts with consultants and vendors

Qualifications

Required

Bachelor's degree in Real Estate, Finance, Urban Planning, Architecture, Civil Engineering, or related field
2–5 years of experience in real estate development, investment, or related field
Demonstrated experience with financial modeling and pro forma analysis (Excel required)
