Job summary

WNC in Irvine, CA is seeking an Investment Analyst to support acquisitions and development activities. You will conduct valuations, analyze operating statements, and maintain the acquisitions pipeline while applying multifamily financing knowledge, including LIHTC programs, to guide investment decisions.

The role requires 1–3 years in real estate finance and a 4-year degree. Strong Excel modeling and communication skills are essential for presenting to senior management.

Qualifications

• 1–3 years in real estate acquisitions, development, investment sales, valuation, or structured finance roles.
• Understanding of multifamily financing mechanisms, with knowledge of LIHTC financing and project-based Section 8 preferred.

Description

Responsibilities

• Conduct investment valuations, determine highest and best use, present investment models and valuation recommendations to the acquisitions team.
• Analyze and verify property operating financial statements, rent rolls, rent comparables, audits, low-income regulatory agreements, etc. and project future asset performance via a well-reasoned rationale.
• Maintain the acquisitions pipeline and prospecting logs.
• Review and analyze State Qualified Allocation Plans, relevant gap funding sources, and other low-income programs.
• Apply to Request for Proposals (RFP) and Request for Quotes (RFQ).
• Manage the preparation of investment presentations for senior management.
• Complete ad hoc projects.

Education and Experience

• 1-3 years’ experience working in the real estate industry in an acquisition/development, investment sales, investment banking, valuation or structured finance role; multifamily experience strongly preferred.

• Analytically minded with high attention to detail while maintaining a view of the big picture issues and requirements.
• Ability to operate with minimal oversight with a mindset that takes full ownership of their role and responsibilities while collaborating with the rest of the team.
• Great time management skills (the ability to terminate potential investments quickly).Exceptional proficiency with Excel, particularly experience building and operating complex real estate financial models.
• Good presentation and communication (written and verbal) skills.
• High energy professional who values working hard and performing at a high level.
