Brand Partners in Dallas, TX is seeking an Acquisitions & Asset Management Analyst to work on value-add shopping center deals from first look to stabilization.

Qualifications

• Bachelor's degree in finance, real estate, economics, accounting, or related field.
• 1–3 years of experience in CRE acquisitions, capital markets, asset management, or related analytical role.
• Advanced Excel skills and comfort with cash flow models.
• Self-starter capable of managing a project from start to finish without supervision.
• Highly organized with ability to manage multiple deals and deadlines.

Responsibilities

• Underwrite opportunities in our Excel cash flow model, analyzing tenant cash flows, lease-up assumptions, NNN recoveries, capex, debt, and investor returns.
• Review new opportunities quickly and provide clear go/no-go recommendations.
• Analyze submarkets, demographics, traffic counts, competing centers, and lease/sale comps.
• Own due diligence from signed PSA to closing; coordinate Phase I, PCA, survey, title, and appraisal.
• Help prepare offering memorandums and investment memos for investor partners.
• Turn business plans into tasks, budgets, and milestones with property managers and leasing brokers for new leases, renewals, and capital projects.
• Track performance against underwriting and assist in investor updates.

About the Role

We're hiring an Acquisitions & Asset Management Analyst to work on our value-add shopping center deals from first look to stabilization. You'll underwrite opportunities in our cash flow model, run due diligence, research markets, help get deals closed, and then help execute the business plan. You'll work directly with leadership on a small team where your work shows up in every deal.

What You'll Do

• Underwriting:Work in our Excel cash flow model to analyze each opportunity: tenant-by-tenant cash flows, lease-up assumptions, NNN recoveries, capex, debt, and investor returns
• Deal screening:Review new opportunities quickly and make clear go/no-go recommendations
• Market research:Analyze submarkets, demographics, traffic counts, competing centers, and lease and sale comps
• Due diligence:Own the checklist from signed PSA to closing. Review leases, estoppels, and operating statements, and coordinate the Phase I, PCA, survey, title, and appraisal
• Closing:Keep attorneys, lenders, title, and brokers on schedule. Help prepare offering memorandums and investment memos for our investor partners
• Value-add execution:Turn the business plan into tasks, budgets, and milestones. Work with our property managers and leasing brokers on new leases, renewals, and capital projects
• Reporting:Track performance against underwriting and help prepare investor updates

What You Bring

• 1–3 years of experience in commercial real estate acquisitions, capital markets, investment property sales, asset management, or a similar analytical role
• Bachelor's degree in finance, real estate, economics, accounting, or a related field
• Advanced Excel skills and comfort working in detailed cash flow models
• A self-starter who can take a project from start to finish without direct supervision
• Highly organized, with the ability to manage several deals and deadlines at once
• Clear written and verbal communication; you can sum up a deal in one page
• Willing to travel to properties as needed

Nice to Have

• Retail or shopping center experience
• Experience with ARGUS, CoStar, or CREXIExperience working with third-party property managers and leasing teams
