Job Summary:
This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities:
- Complete assigned work orders and preventative maintenance by diagnosing issues and making repairs according to policies, procedures, safety standards, and codes.
- Prepare vacant apartments for leasing through the "make-ready" process, including inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work.
- Manage materials, supplies, and tools by tracking usage, returning unused items, and notifying supervisors for reordering.
- Accurately document and complete paperwork for service requests to ensure proper tracking.
- Maintain grounds and common areas by trash pickup, pressure washing, cleaning, and painting as needed.
- Support cost-saving initiatives by repairing rather than replacing parts and practicing efficient use of materials and tools.
Other Responsibilities:
- Adhere to safety policies, participate in safety meetings, complete required safety training, and report incidents promptly.
- Inspect work performed by contractors and vendors to ensure quality standards are met.
- Conduct routine property inspections to identify safety concerns and communicate needs to management.
Organizational Responsibilities:
- Ensure compliance with policies, procedures, and regulations, reporting violations as necessary.
- Follow safety techniques and report hazards or incidents immediately.
- Identify improvement areas and suggest efficiencies.
- Stay updated on industry standards and practices through training and research.
Working Conditions:
Office environment.
Physical Demands:
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
- Work indoors and outdoors in all weather conditions.
- Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Occasional travel for property support, training, or meetings.
- Work flexible hours, including evenings, weekends, and holidays.
Required Licenses or Certifications:
- EPA Type I and II or Universal refrigerant recycling certifications.
- State and local certifications as required.
- Valid driver’s license to operate golf carts on the property.

- Knowledgeable in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Reliable cellular device for on-call communication.

- High School diploma, GED, or equivalent experience/training.
