Job description

Role Purpose

To maintain the reliability and performance of ER’s installed smart lighting systems by conducting routine inspections, responding to faults, performing troubleshooting and rectification, and maintaining accurate service records.

Initial lighting installation works will generally be carried out by ER’s appointed professional subcontractors. The Maintenance Technician will primarily take over the system after installation and handover.

Key Responsibilities
1. Post-installation handover support
  • Participate in inspections following completion of the subcontractor’s installation works.
  • Check installed lighting fixtures, sensors, control modules and related equipment against the approved scope.
  • Assist with functional testing and identify visible defects or incomplete works.
  • Record outstanding items in the defect or rectification list.
  • Verify that equipment locations, quantities and identification labels are properly recorded.
  • Familiarise themselves with the completed installation before taking over maintenance responsibilities.
  • Report installation defects to the Senior Technician and coordinate rectification by the relevant subcontractor.
2. Routine maintenance and inspection
  • Conduct scheduled inspections of installed lighting systems.
  • Check lighting fixtures, LED drivers, sensors, AI control modules, gateways and related components.
  • Inspect for flickering, reduced brightness, physical damage, loose fittings, water ingress, overheating or abnormal operation.
  • Confirm that motion detection, dimming, scheduling and automatic lighting controls operate correctly.
  • Identify early signs of component deterioration or system failure.
  • Carry out preventive maintenance according to ER’s maintenance schedule.
  • Ensure that emergency or essential lighting functions are not affected by ER’s system.
3. Fault response and troubleshooting
  • Respond promptly to maintenance requests and fault notifications.
  • Attend project sites to investigate lighting or control-system failures.
  • Determine whether the fault relates to the light fitting, LED driver, sensor, control module, gateway, wiring, electrical supply or software connection.
  • Carry out basic diagnostic tests using approved tools and procedures.
  • Replace defective components within the Technician’s training and authorisation.
  • Conduct functional tests after rectification to confirm that the issue has been resolved.
  • Escalate complex electrical, engineering or software-related issues to the appropriate person.
  • Monitor recurring faults and recommend further investigation where necessary.
4. Smart lighting system monitoring
  • Monitor assigned project sites through ER’s lighting and energy-management platform.
  • Review system alerts, offline devices and abnormal operating conditions.
  • Check whether lighting fixtures and control modules are communicating properly with the platform.
  • Assist with reconnecting or resetting devices where authorised.
  • Compare dashboard information against actual site conditions.
  • Report software, network or system-integration issues to the Project & Solutions Engineer.
  • Verify that repaired devices return to normal status on the monitoring platform.
5. Rectification and component replacement
  • Replace faulty lamps, drivers, sensors, controllers and other approved components.
  • Carry out minor repairs and adjustments within the Technician’s approved scope.
  • Coordinate with professional subcontractors when rectification requires extensive rewiring, specialised access equipment or licensed electrical work.
  • Ensure that replacement components are compatible with the installed system.
  • Test all repaired or replaced components before closing the maintenance case.
  • Keep removed defective components for inspection, warranty claims or disposal, where required.
6. Subcontractor coordination
  • Arrange site access for subcontractors conducting warranty or specialised rectification works.
  • Brief subcontractors on reported defects and affected locations.
  • Monitor subcontractor rectification progress.
  • Check completed work and report any outstanding issues.
  • Collect before-and-after photographs and subcontractor service records.
  • Escalate delays, incomplete work or repeated defects to the Senior Technician or Assistant Manager.
  • Do not instruct subcontractors to perform additional work outside the approved scope without management authorisation.
7. Maintenance documentation
  • Prepare maintenance and service reports for every site visit.
  • Record the fault description, findings, corrective action and final operating condition.
  • Take timestamped before-and-after photographs or videos.
  • Maintain records of replaced parts and materials used.
  • Update the defect and rectification tracker.
  • Record response time, attendance time and case-completion date.
  • Obtain client or site representative acknowledgement where required.
  • Clearly identify unresolved issues and recommended follow-up actions.
8. Spare-parts management
  • Monitor the availability of commonly used spare parts.
  • Maintain accurate records of parts issued, used, returned or found defective.
  • Ensure replacement components are properly labelled and stored.
  • Notify the Senior Technician when stock reaches the minimum level.
