Job summary

Xuan-U Interior Construction and Engineering pte ltd in Singapore seeks a seasoned leader to plan, direct and drive multiple projects across engineering and installation domains, with strong BMS and automation background. You will manage customer interfaces, ensure on-time delivery, and optimise resources while guiding a large engineering team.

Required are 5+ years of management in building services, BMS system experience (Honeywell/Siemens/N4), and a degree in Electronics, Electrical or CS.

Qualifications

• Minimum 5 years in management of services operations or engineering projects in building environments.
• Proven BMS sector experience with Honeywell, Siemens, or N4 systems.
• Class 3 License with on-site visiting and coordination duties; Saturday/Sunday/hours as needed.
• Willingness to travel on short notice and be on-call 24/7.
• Experience managing a large engineering division and leading teams.
• Recognized degree in Electronic & Electrical or Computer Science or related field.
• Strong leadership, analytics, interpersonal skills, and planning capabilities.
• Own car preferred for site visits.

Responsibilities

• Plan, direct, lead and manage multiple projects, engineering and installations to meet goals.
• Serve as second-in-command after project manager, facing customers and meetings.
• Work with Industrial Automation and Building Management Control Systems (PLC/DDC).
• Assist design and development of software for BMS including chiller, HVAC, security, fire systems; prepare P&ID diagrams.
• Collaborate with engineering to gather BMS requirements and specs.
• Develop and maintain manuals for the BMS system with codes and diagrams.
• Perform other duties as assigned by supervisor/Head of Department.
• Accountable for overall project, engineering and installation operations and resource utilization.
• Develop, monitor and control divisional project budgets.
• Establish and track key project performance indicators.
• Manage development and leadership of project, engineering and installation contractors.
• Develop and implement policies with other departments to achieve objectives.
• Implement programs to ensure efficient, smooth operation of the department.
• Evaluate department performance and drive corrective actions.
• Demonstrate CAD drafting proficiency and BIM understanding.
• Understand computing, networking and VMware server environments.

Roles & Responsibilities

• Plan, direct, lead and manage multiple Project, Engineering, and Installations to achieve its annual financial & non-financial goals for the department and company.
• Be the 2nd incharge after project manager in managing projects, facing customers and attending to meetings.
• Experience with Industrial Automation and Building Management Control Systems (PLC/DDC).
• Assist in (i) the design and development of software solutions for Building Management System (BMS) including chiller systems, HVAC, security, fire alarm and etc, (ii) preparation of P&ID diagram related to the chiller system and its BMS, and (iii) In writing, debugging and testing of the code to control and integrate with the existing BMS system.
• Collaborate with engineering team to gather requirements and specification of BMS.
• Develop and maintain manuals of the developed BMS system including codes, logic diagrams and system configurations.
• Such other duties and responsibilities as may be reasonably requested by your immediate supervisor / the head of department from time to time .
• He/she is accountable for the overall project, engineering and installation operations and the optimum utilisation of the units of resources to meet all goals set.
• Develops, monitors, and controls divisional project operating budget.
• Establishes and tracks key project performance indicators.
• Manages the development and leadership of Project, Engineering, and Installation Contractors Professionals.
• Develops and implements policies and procedures together with other departments such as the ICT team, in achieving its objectives.
• Develops implements and direct programs to ensure efficient and smooth operation of the department.
• Evaluates performance of the department and implements corrective actions to improve the results secured.
• Experienced and proficient with CAD drafting and drawing.
• Experienced and understands BIM.
• Understand computing, networking and server systems running on VMware.

Requirements

• Minimum 5 years experience in the management of services operations and/or engineering projects in the building environment sector.
• Proven experience in BMS sector handling Honeywell, Siemens, N4 system.
• Must have Class 3 License and experience in driving for visiting on site project and coordination Must able to work on Saturday/Sunday and Public Holidays if necessary.
• Ability to travel at short notice and manage 24/7 on call lifestyle.
• Experience in managing a large engineering division.
• Recognized Degree in Electronic & Electrical / Computer Science or any other relevant Engineering discipline from a reputable local or foreign university.
• Strong leadership with excellent analytical skills, interpersonal savvy, resourcefulness, time management abilities, customer focus, organizing capabilities, planning expertise, motivation skills, drive for results, and proficiency in building effective teams.
• Process with own car is preferred.
