Job summary

LONGXIANG CONSTRUCTION PTE. LTD. in Singapore is seeking an experienced Quantity Surveyor to oversee post-contract cost control, budgets, and commercial administration across construction projects.

You will monitor cost plans, cash flow, variations, interim valuations, and final accounts, coordinating closely with project teams. The role requires a degree or diploma in QS, 5+ years in construction (preferably with a main contractor), Singapore experience including HDB projects, and strong Excel

Qualifications

• Degree or Diploma in Quantity Surveying/Building is required.
• Minimum of 5 years of experience in the building construction industry in Singapore, preferably with a Main Contractor.
• Experience in HDB Project is preferred.
• Strong knowledge of contract administration and post-contract cost control.
• Proficient in Microsoft Excel; experience with project management or QS software is an advantage.
• Able to work independently and manage multiple projects concurrently.

Responsibilities

• Manage post-contract cost control and commercial administration for construction projects.
• Monitor project budgets, cost plans, and cash flow to ensure costs remain within approved limits.
• Administer contracts and subcontracts, ensuring compliance with contractual terms and conditions.
• Manage and evaluate contract variations arising from design changes or site conditions.
• Assess, prepare, and negotiate Variation Orders (VOs) with subcontractors and consultants.
• Conduct interim valuations and certify progress claims for subcontractors and suppliers.
• Evaluate and verify invoices and payment claims prior to approval.
• Prepare cost reports and commercial updates for management and project teams.
• Prepare, negotiate, and finalize final accounts with subcontractors and clients.
• Work closely with project managers, engineers, and site teams to assess cost and time impact of changes.
• Manage and resolve contractual issues, claims, and disputes related to cost, delays, or scope changes.
• Participate in post-contract negotiations and settlement of claims, protecting the company’s commercial interests.
• Provide guidance and supervision to junior quantity surveyors and support their development.
