Job summary

PROLAND CONSULTANTS PTE. LTD. in Singapore seeks a Senior Resident Site Staff with a degree in Architecture to lead quality assurance and quality control on complex building projects.

The role requires BOA registration and close coordination with other consultants to resolve on-site design and technical issues. You will supervise M&E and ID works, review drawings, manage site diaries, ensure compliance with authorities, and oversee construction progress, with daily reporting and timely responses

Qualifications

• Must be registered with Board of Architects (BOA) in Singapore.
• Degree in Architecture required.

Responsibilities

• Strategize, oversee and coordinate QA/QC processes and inspections.
• Liaise with Other Consultants to resolve on-site design/coordination issues promptly.
• Provide full-time site supervision for architectural, interior design works and related contracts.
• Lead M&E site team coordination; offer timely advice to site staff to resolve problems.
• Plan weekly work schedules for ID, Façade, C&S and M&E; ensure diaries and records are filed weekly.
• Coordinate RFIs and technical queries from Contractor with Other Consultants.
• Review contract documents/drawings for discrepancies; escalate as needed.
• Clarify discrepancies with SO/SOR/SORA and issue directions to Contractor.
• Assist Other Consultants in reviewing Contractor’s Claims and compiling information.
• Report project status; assist with Certificates of Stage Completion and design coordination.
• Review construction methods, remedial details and material submissions for contract compliance.
• Ensure shop drawings, catalogues and samples are checked/approved timely by Design-Site Team.
• Coordinate with Contractor to resolve on-site installation problems; escalate to Other Consultants as required.
• Monitor progress against the construction programme; assist to mitigate delays without compromising quality.
• Review O&M manuals and coordinate handover of works/MEP installations to Employer staff.
• Attend meetings and working sessions with SO/SOR/SORA as required.
• Record all design, shop, construction and coordination drawings accurately.
• Check RAOV/RFI accuracy; ensure costs are recorded and clarified with QS as needed.
• Explain RAOV/RFIs to Employer when necessary.
• Review Contractor’s on-site progress with Other Consultant instructions; conduct regular site meetings.
• Ensure daily activities and records are properly maintained; manage defects lists and rectification progress.
• Conduct site checks with Employer/Project Managers for disputes and variation orders as needed.
• Ensure as-built drawings reflect on-site work accurately.
• Verify that all works comply with drawings approved by authorities prior to inspections.
• Ensure compliance with escape routes, stairs, handrails, and doors; fire safety standards per Code of Practice.
• Ensure compliance with Accessibility Code under Building and Construction Authority requirements.
• Assist Contractor in organizing inspections required by Authorities; address non-conformances within two weeks.
• Witness contractor tests and assist in testing/commissioning of all works/MEP systems.
• Attend meetings and working sessions with SO/SOR/SORA; endorse on as-built drawings.
