Job summary

Adecco Personnel Pte Ltd, partnering with a Global Real Estate & Property Developer, is seeking a capable M&E Lead for a central Singapore building. You will supervise 8-9 technicians and ensure KPI targets are met while coordinating day-to-day M&E operations.

The role covers electrical, ACMV, lifts, firefighting, plumbing, and tenancy works, with emphasis on safety, regulatory compliance, and budget adherence.

Qualifications

• Diploma or degree in engineering, building services, or property management.
• 3–5 years of hands-on experience maintaining commercial building soft services.
• Preferably with supervisory experience.

Responsibilities

• Lead and supervise a team of 8-9 M&E technicians and ensure KPI targets are met.
• Oversee daily operations and maintenance of building M&E systems incl. electrical, ACMV, generators, fire protection, lifts, escalators and plumbing.
• Manage preventive/corrective maintenance, breakdowns, work orders, repair/replacement works and maintenance contracts.
• Manage vendors and contractors, including ITQs, tender specifications, quotation evaluation, site walks and rectification works.
• Coordinate M&E upgrading, AEI and enhancement projects with consultants, contractors and internal stakeholders.
• Support OPEX/CAPEX planning and ensure maintenance works are completed within budget and schedule.
• Oversee M&E-related tenancy works, including drawing reviews, fitting-out, handover/takeover, reinstatement and inspections.
• Ensure compliance with Green Mark, EHS, Permit-to-Work (PTW) and relevant statutory requirements.
• Monitor fire alarm and lift breakdowns, licences, permits and other building operational records.
• Liaise with tenants, consultants, vendors and internal teams on M&E and building operational matters.
