Job summary

JLL in Singapore is seeking a Residence Officer to conduct daily checks in common areas, liaise with the building owner on M&E services, and supervise term contractors to meet standards set by management and authorities.

You will monitor and maintain air-conditioning units, lighting, and plumbing, coordinate movers to minimize downtime, and prepare regular maintenance reports to highlight issues and improvements.

Residence Officer

Operational Matters

• To conduct daily checks to ensure that the common areas are cleaned and the landscape area is maintained
• To liase with the building owner on matter related to M&E services.
• To conduct regular inspections with the term contractors (cleaning, pest control, fire protection system and lift) to ensure that the services are carried out / maintained to the standard set by the Management and or the authorities.
• To conduct daily checks on the other common property not maintained by a term contractor to ensure their soundness and proper maintenance.
• To supervise the testing of plumbing fittings, periodically to uncover any defects, by-pass timer, controls periodically to turn on lights to check for defective ones.
• To maintain a checklist on the maintenance works to ensure that repeats are not excessive.
• To propose / recommend improvement, repairs and upgrading works when appropriate and ensure that such are carried out properly when approved.
• To coordinate and supervise movers to minimize downtime.
• To monitor and furnish regular reports on any intrusion, irregularities and unsafe practices.
• To monitor the servicing and maintenance of the air-condition units

Energy Management

• To monitor PUB consumption and reading of building equipment and fittings for irregular consumption and take corrective measure if necessary.
• To review and recommend for approval cost-saving or cost-effective measures to reduce consumption or measures that would increase durability.

Office, guardhouse, stores and resting areas

• To ensure good housekeeping practices is maintained at all times.

Emergency Situation

• To lay down procedures and contract numbers of persons to be contacted for dealing with emergency situations such as pipe burst, fire, power failures, structural damage, etc.
• To ensure the implementation and maintenance of the OMS system in accordance to establish organizational standard.
