Job summary

GIC Private Limited in Singapore is seeking an AVP in the Transaction Management team (GIC Real Estate Business Management) to lead end-to-end transaction execution, financing governance, and lifecycle discipline across deals from funding to divestments.

You will coordinate with internal investment, capital markets, finance, tax and legal teams, and serve as the main contact for lenders, legal counsels, custodians and JV partners to ensure timely closings, monitor covenants, and drive efficiency

Qualifications

• Good degree in Finance, Mortgage Lending, Legal or related fields with 4–7 years of relevant experience.
• Excellent interpersonal and communication skills with internal and external partners.
• Proven ability to coordinate across investment, finance, tax, and legal teams.
• Strong analytical skills and attention to detail.
• Self-starter who thrives in a fast-paced environment with competing priorities.
• Team player with collaborative mindset and continuous improvement focus.
• Understanding of real estate deal documents, loan documentation, or covenant frameworks is advantageous.

Responsibilities

• Drive end-to-end transaction execution with Real Estate investment teams, Capital Markets, Finance, Tax and Legal for timely deal closings.
• Coordinate documentation, funding, and closing deliverables with lenders, counsels, custodians, JV partners and KYC/AML agents.
• Monitor loan covenants and prepare compliance certificates for timely reporting to lenders.
• Assist investment and capital markets teams with deal-related internal compliance tasks.
• Advise on approval processes and deal closing requirements across teams.
• Manage deal and financing pipeline with accurate progress reporting.
• Review internal processes to improve efficiency and controls; benchmark against market practices.
• Proactively implement process improvements and technology initiatives for scalability.
