Job summary

HMLET CENTRAL PTE. LTD. is seeking a Real Estate Intern to support performance and management of our residential portfolio.

You will work across portfolio management, lease management, financial analysis, landlord relations, and market research, collaborating with Finance, Operations, and Revenue teams to learn how commercial decisions drive portfolio performance. The role suits someone analytical, commercially curious, organized, and keen to build a real estate career in APAC.

Qualifications

• Currently pursuing or holding a Diploma or Degree in Real Estate, Business, Finance, Economics, or a related discipline.
• Strong interest in real estate, property investment, asset management, or the flexible living sector.
• Comfortable working with numbers and data, with strong analytical and problem-solving skills.
• Commercially curious, with an interest in understanding what drives property and portfolio performance.
• Strong communication and interpersonal skills, with the confidence to engage with landlords and internal stakeholders.
• Detail-oriented and organised, with the ability to manage multiple priorities and meet deadlines.
• Proficient in Microsoft Office, particularly Excel and PowerPoint, and comfortable working with Google Workspace and other digital tools.
• Proactive, resourceful, and willing to take ownership in a fast-paced environment.
• Collaborative team player with a strong willingness to learn and contribute.

Responsibilities

• Support portfolio performance analysis and reporting across residential properties.
• Maintain landlord relationships through ongoing communication and issue resolution.
• Assist with lease agreements, renewals, and related documentation to optimise occupancy and outcomes.
• Conduct market and competitor research to identify rental trends and opportunities.
• Coordinate with Operations and property teams on maintenance and cost/service outcomes.
• Identify and manage portfolio risks including lease, landlord, tenant, and market factors.
• Collaborate with Finance, Operations, Revenue, and other stakeholders on portfolio initiatives.
• Support compliance with property regulations and internal standards.
• Contribute to projects to improve portfolio performance and efficiency.

About the Role

As a Real Estate Intern, you will work closely with the Real Estate team to support the performance and management of Hmlet’s residential portfolio. This is a hands‑on role that provides exposure across portfolio management, lease management, financial analysis, landlord relations, and market research. You will work cross‑functionally with Finance, Operations, and Revenue teams, gaining a practical understanding of how commercial and operational decisions come together to drive the performance of a real estate portfolio.

The role is well suited to someone who is analytical, commercially curious, organised, and keen to build a career in real estate.

Key Responsibilities

• Support the management with understanding the portfolio performance of residential properties across Hmlet’s markets, by tracking key property and portfolio performance metrics, preparing reports and insights.
• Landlord relationship management, including ongoing communication, issue resolution, and relationship‑building.
• Assist with lease agreements, renewals, negotiations, and related documentation, with a focus on optimising occupancy and commercial outcomes.
• Conduct market and competitor research to identify rental trends, market movements, and emerging opportunities.
• Coordinate with Operations and property teams on maintenance, repairs, and other property‑related requirements, ensuring appropriate cost and service outcomes.
• Support the identification and management of portfolio risks, including lease, landlord, tenant, and market‑related considerations.
• Collaborate with Finance, Operations, Revenue, and other internal stakeholders to support portfolio initiatives and business priorities.
• Support compliance with relevant property regulations, contractual requirements, and internal standards.
• Contribute to projects and initiatives aimed at improving portfolio performance, operational efficiency, and ways of working.
