Job summary

BANEN ASSOCIATES PTE. LTD. in Singapore invites an experienced QS Manager/Senior Quantity Surveyor to take charge of commercial performance, cost control and contract administration on large-scale projects.

The role involves collaboration with senior leaders, consultants and subcontractors while guiding the project QS team. The ideal candidate has a degree or diploma in QS and solid experience in a main contractor environment, with exposure to healthcare, commercial or mixed-use developments.

Qualifications

• Degree or Diploma in Quantity Surveying, Building, Construction Management or a related discipline.
• Strong Quantity Surveying and commercial experience within the building construction industry.
• Experience in a QS Manager, Assistant QS Manager, Senior Quantity Surveyor or similar senior commercial position.
• Main Contractor experience will be highly advantageous.
• Experience on Healthcare, Commercial, Residential, Mixed-Use or other major building developments preferred.
• Strong knowledge of cost control, contract administration, variations, subcontract management and final accounts.
• Strong commercial, negotiation, leadership and stakeholder management skills.

Responsibilities

• Lead quantity surveying and commercial activities across major building construction projects.
• Manage project budgets, cost control, forecasting and commercial reporting.
• Oversee contract and subcontract administration, including variations, progress claims and final accounts.
• Manage procurement, tender evaluation, negotiation and award of subcontract packages.
• Monitor project commercial performance and identify contractual and financial risks.
• Liaise with clients, consultants, subcontractors and project teams on commercial and contractual matters.
• Lead, supervise and provide guidance to Quantity Surveyors and commercial team members.

ABOUT THE OPPORTUNITY

An established Japanese A1 Main Contractor is expanding its commercial team following a strong pipeline of major building developments in Singapore. We are looking for an experienced QS Manager to take responsibility for the commercial performance, cost management and contractual administration of large-scale construction projects.

This position offers significant involvement throughout the project lifecycle, working alongside senior project leadership, consultants and subcontractors while managing and supporting the project QS team.
