AVA Global Pte Ltd is seeking Quantity Surveying professionals across seniority levels to manage commercial contracts with a strong focus on facade construction works. Senior roles require 5+ years in construction QS with hands-on facade experience; juniors will receive structured training and guidance.

Ideal candidates can read and interpret complex drawings, possess strong communication and negotiation skills, and work autonomously to meet tight deadlines.

Qualificações

• Diploma or degree in quantity surveying or a related field.
• 5+ years of proven construction QS experience for senior roles; facade experience preferred.
• New entrants may apply and receive comprehensive training.

Responsabilidades

• Oversee or assist with budget estimation, cost planning, cash flow forecasting and final accounts.
• Carry out detailed material take-offs from project blueprints.
• Read and interpret architectural, structural, shop drawings and facade specs.
• Identify discrepancies between drawings and contracts to mitigate risk.
• Participate in or lead the tendering process from inception to award.
• Prepare Bills of Quantities from drawings and project requirements.
• Evaluate sub-contractor quotations and draft award recommendations.
• Review, negotiate and manage main/subcontracts to meet company standards.
• Identify, evaluate and negotiate variation orders, claims and disputes with parties.
• Collaborate with Project Managers and Engineering Directors to keep projects commercially viable.

About the role

We are seeking Quantity Surveying professionals across various seniority levels to manage and oversee our commercial contracts, with a specialized focus on facade construction works. Experienced professionals will be considered for managerial roles, while candidates with less experience are welcome to apply and will be considered for junior positions. Regardless of experience level, a deep technical understanding of architectural and engineering plans is essential.

Key responsibilities

• Oversee or assist with project budget estimation, cost planning, cash flow forecasting, and final account settlements
• Conduct detailed, accurate material take-offs and measurements from project blueprints
• Read, interpret, and accurately analyze architectural drawings, structural blueprints, shop drawings, and facade specifications
• Identify discrepancies or gaps between technical drawings and contract terms to mitigate financial risks
• Participate in or lead the comprehensive tendering process from inception to award
• Prepare detailed Bills of Quantities (BQ) based on drawing interpretations and project requirements
• Evaluate sub-contractor quotations, perform cost comparisons, and draft clear award recommendations
• Review, negotiate, and manage main contracts and subcontracts to ensure strict compliance with company standards
• Identify, evaluate, and negotiate variation orders, claims, and disputes with clients, sub-contractors, and suppliers
• Work closely with Project Managers, Engineering Directors, and external consultants to ensure projects remain commercially viable and aligned with financial targets

About you

• Diploma or Bachelor's Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field
• Senior / Managerial Roles: Minimum 5 years of proven construction QS experience, with hands-on experience in facade construction or facade contracting works
• Junior Roles: Candidates with limited or fresh experience are welcome to apply; comprehensive training and guidance will be provided
• Immediate ability to read and interpret structural, architectural, and facade shop drawings
• Proficiency in QS measurement software (e.g., Cubicost, AutoCAD, or similar tools) is highly advantageous
• Familiarity with Singapore public/private construction standard forms of contract and tendering procedures
• Capable of autonomous work, multitasking, and meeting tight deadlines under pressure
• Exceptional communication and negotiation capabilities
