Responsibilities

• Respond to tenants' maintenance requests within the stipulated time frame of 3 days for normal request; 1 day for urgent request and within the same business day for immediate request.
• Prepare the taking off with photos after site investigation within 1 day and submit to Manager for issuing works orders.
• Monitor repair works and ensure completion within 2 weeks for normal requests and within 1 day for immediate requests.
• Confirm repairs are carried out in accordance with specifications/procedures.
• Manage, maintain and ensure vacant premises are in a good, marketable and tenantable condition.
• Set up a proper filing and maintenance system for the Site, including maintenance schedules.
• Plan and execute routine and preventive maintenance and improvement works for the premises.
• Administer all warranties for the Site including equipment, fittings and fixtures for defects.
• Carry out regular inspections to ensure premises are clean, maintained and compliant with authorities' standards.
• Supervise repairs by contractors to ensure proper execution.
• Liaise with contractors/specialists on works at the Site and monitor their call-back performance.
• Liaise and coordinate with agencies to resolve issues at the premises.
• Handle feedback/complaints from tenants/owners/agencies and verify complaints with night inspections if needed.
• Other duties as required by the manager.
