Job summary

NKH Building Services Pte. Ltd. seeks a diligent Project Coordinator to assist the Project Manager with scope, schedule, and cost control on construction projects in Singapore.

You will participate in kick-off meetings, track progress, and help resolve on-site technical and logistical issues while ensuring adherence to safety requirements. Responsibilities span planning manpower, equipment, materials, and procurement support, preparing cost estimates, progress claims, and ensuring compliance

Responsibilities

• Assist the Project Manager in defining project scope, objectives, and deliverables per contract and tender requirements.
• Prepare and update project schedules, including milestones, lead times, and deadlines.
• Identify potential project risks and assist in developing mitigation plans.
• Support kick-off meetings, attend progress and site coordination meetings, and track action items.
• Supervise day-to-day site activities to ensure works follow plans, drawings, and safety requirements.
• Identify and resolve on-site technical and logistical issues, and escalate variances to the Project Manager.
• Monitor subcontractor and supplier performance for compliance with contracts and safety.
• Verify equipment and materials meet specified standards and approved submittals.
• Monitor project costs against the approved budget and highlight variances to the Project Manager.
• Assist in planning manpower, equipment, and material resources.
• Prepare cost estimates and quantity take-offs, and support procurement activities.
• Assist in preparing progress claims, variation orders, and supporting documents, in compliance with timelines.
• Assist in preparing and implementing risk assessments, safe work procedures, and method statements.
• Ensure permit-to-work systems are properly implemented and workers hold required certifications.
• Conduct periodic quality checks and inspections and raise/close out non-conformance reports.
• Maintain comprehensive project documentation including schedules, progress reports, material approvals, and safety records.
• Assist in presenting technical proposals and project status updates during client meetings.
• Carry out any other ad-hoc duties as assigned by the management.

• Supervise day-to-day site activities to ensure works are carried out according to project plans, approved drawings, method statements, and safety requirements.
• Identify and resolve on-site technical and logistical issues, and escape matters affecting cost, schedule, or safety to the Project Manager in a timely manner.
• Monitor subcontractor and supplier performance to ensure compliance with contractual, quality, and safety obligations.
• Verify that equipment and materials meet specified standards and approved submittals before and during installation.
• Monitor and track project costs against the approved budget and highlight variances to the Project Manager.
• Assist in planning and optimizing manpower, equipment, and material resources.
• Prepare cost estimates and quantity take-offs, and support procurement activities such as obtaining quotations, vendor evaluation, and contract negotiation.
• Assist in preparing progress claims, variation orders, and supporting documents, in compliance with the timelines under the Building and Construction Industry Security of Payment Act.
• Assist in preparing and implementing risk assessments, safe work procedures, and method statements, and ensure permit-to-work systems(e.g. work at height, hot work, confined space entry) are properly implemented.
• Conduct regular site safety inspections and toolbox meetings, and ensure workers hold valid certifications and use the required personal protective equipment.
• Ensure all project activities comply with company standards, client specifications, and applicable Singapore laws, codes, and standards.
• Conduct periodic quality checks and inspections at different project phases and raise and close out non-conformance reports and defects.
• Maintain comprehensive project documentation, including work schedules, progress reports, material approvals, inspection and test records, safety records, and inspection logs.
• Assist in preparing and presenting technical proposals and project status updates during client meetings.
• Carry out any other ad-hoc duties as assigned by the management.
