Job summary

Tri-Cap Consulting Pte. Ltd. is recruiting for a Real Estate Investment professional to support growth, management and performance reporting across the asset lifecycle, from acquisition through repositioning, leasing and branding to exit.

You will drive asset enhancement works, leasing strategies, ESG considerations and engage with operators, agents and property managers to ensure optimal performance. Strong financial skills and experience with budgeting and forecasting are essential.

Qualifications

• Degree qualified in Accounting, Real Estate or Business.
• At least 8 years of experience in commercial asset management, particularly in retail.
• Hands-on and proficient in financials with advanced Excel & PowerPoint skills.

Responsibilities

• Support growth, management and performance reporting of the real estate portfolio across acquisition, repositioning/AEI, leasing, branding and operations.
• Develop and execute repositioning strategies, asset enhancement works and leasing strategies.
• Coordinate with third-party operators, leasing agents and property management teams to ensure asset performance and assist in budgeting, forecasting and valuation activities.

Job description

We are recruiting for a Real Estate Investment firm who is known to repositioning and transforming spaces to suit the needs of Today’s Real Estate world. They adopt more of a value-add strategies and will be looking to expand further.

You be playing a crucial role in supporting the growth, management and performance reporting of their real estate portfolio, with involvement in all phases of the asset lifecycle—from acquisition, re-positioning/AEI planning, leasing, marketing and branding, operator management, property management operation to exit.

You will support in the development and execution of repositioning strategies for new assets and existing asset portfolio, including carrying out asset enhancement works, leasing strategies, asset branding, property operations and ESG strategies. You will work closely with key stakeholders such as third-party operators, leasing agents, property management teams to ensure optimal performance of assets. You will be monitoring refurbishment and operational key performance indicators (KPIs) for the asset, meeting underwritten asset performance and approved business plan. You will work closely with Finance to review asset P&Ls, identify variance and proactively suggest optimization opportunities as well to assisting in revenue streams, preparation of forecasting and budgeting exercises for asset portfolio as well as carrying out portfolio asset valuations, insurances renewals, loan covenants monitoring etc.

Requirements

• Degree qualified in Accounting, Real Estate, Business from a reputable education institute and have at least 8 years of experience in commercial asset management role, particularly in retail.
• Being hands-on and proficient in financials and possess advanced skillsets in Excel & PowerPoint skills as well as the ability to thrive in a fast-paced environment.
