Qualifications

• Diploma or degree in architecture or related field.
• 3–5 years in architectural drafting or schematic design; hospitality/residential/mixed-use preferred.
• Strong AutoCAD (2D) skills and DWG file management.
• Proficient SketchUp for 3D massing and concept visualization.
• Able to read/topographic surveys, land titles and related documents.

Responsibilities

• Prepare schematic site plans, block plans, and space layouts per regulations.
• Develop parking layout schematics compliant with local rules.
• Convert surveys and as-built plans into CAD drawings (AutoCAD, DWG).
• Build 3D massing visualizations in SketchUp for stakeholders.
• Support RFIs and due-diligence submissions translating zoning into layouts.
• Iterate unit-mix, GFA, and parking ratios against site constraints.
• Coordinate handoff of drawings to external architects when required.
• Maintain CAD standards and drawing register across markets.
• Liaise with Land, Legal, and Project teams to verify site data.

Job Summary

Hotel101 Global is building an in-house design capability to take on schematic design and drafting work that has traditionally been outsourced to external architects. This role is created to reduce reliance on external architectural consultants for early-stage and schematic-level deliverables - site plans, space planning, zoning-compliance layouts, parking schematics, and drawing conversion - across the group's pipeline of hotel developments in Melbourne, Milan and other markets.

The In-House Design & Drafting Specialist will work closely with the Development, Land/Legal, and Project teams to translate site data, regulatory guidelines, and authority feedback (such as zoning RFIs, FAR, setback, height, and parking requirements) into accurate, buildable schematic drawings - enabling faster feasibility studies and site due diligence while reserving external architects for the stamped, sealed, and specialist scopes that require their license.

Key Responsibilities

• Prepare schematic site plans, block plans, and space-planning layouts based on land title, survey data, zoning guidelines, floor area ratio (FAR), setback, and height restriction requirements provided by local authorities or consultants.
• Develop parking layout schematics that comply with local authority requirements, including standard car parking, motorcycle parking, accessible/OKU parking, EV charging bays, and bus lay-by provisions as applicable per jurisdiction.
• Convert topographic surveys, lot/demarcation surveys, and as-built plans into working CAD drawings (AutoCAD, DWG format) for use in feasibility studies and design coordination.
• Build 3D massing and concept visualizations in SketchUp to communicate design intent to internal stakeholders, management, and prospective partners or authorities.
• Support responses to Requests for Information (RFIs) and due-diligence submissions to landowners, joint-venture partners, and local planning authorities by translating regulatory and zoning requirements into schematic layouts.
• Test and iterate unit-mix, gross floor area (GFA) efficiency, and parking ratio scenarios against site constraints to inform land acquisition and feasibility decisions.
• Coordinate handoff of schematic base drawings to external architects and engineering consultants when stamped/sealed permit drawings, structural design, or MEP input is required, ensuring continuity between in-house and outsourced work.
• Maintain a consistent drawing register, templates, and CAD standards across all markets and projects.
• Liaise with the Land, Legal, and Project Development teams to gather and verify site data, survey information, and title/zoning documentation.

Qualifications & Requirements

• Diploma or Degree in Architecture, Building/Construction Technology, Interior Design, Drafting, or a related field.
• At least 3–5 years of relevant experience in architectural drafting, schematic design, or space planning - hospitality, residential, or mixed-use development background preferred.
• Strong working proficiency in AutoCAD (2D drafting, DWG file management)
• Working proficiency in SketchUp for 3D massing and concept visualization
• Able to read, interpret, and work from topographic surveys, lot/demarcation surveys, and land title documents.
• Working knowledge of zoning regulations, FAR, setback, height, and parking guidelines in at least one Southeast Asian jurisdiction is an advantage (e.g., URA guidelines in Singapore, MBJB-type local authority guidelines in Malaysia).
• Detail-oriented and comfortable working independently to tight deadlines across multiple concurrent projects.
• Good communication skills, with the ability to coordinate confidently with external architects, consultants, and government agency representatives.

Preferred / Good to Have

• Familiarity with Revit or other BIM software.
• Exposure to GIS or land-survey analysis software.
• Prior experience working directly with, or within, an architectural or planning consultancy.
• Experience supporting cross-border or multi-jurisdiction property development projects.
