Job summary

BullionStar Pte. Ltd. in Singapore seeks a Building & Facilities Manager to own the premises’ outcomes, including budget, maintenance, safety, and vendor management. The role is hands-on and requires coordinating with contractors while ensuring a spotless showroom and secure offices.

You will lead health, safety, and compliance, maintain asset registers, and drive preventive maintenance across M&E systems, with a 5-day work week and a monthly salary range of SGD 4,500–6,000 plus bonuses.

Qualifications

• Recognised qualification in FM, Building Services, Engineering or related field with 5+ years' independent facilities ops experience.
• Hands-on knowledge of M&E systems including electrical, ACMV and plumbing.
• CFM/CGMFM or equivalent; ready to be FSM with SCDF.
• Strong knowledge of WSH requirements for commercial premises.
• Observant with sound judgement; owner mindset; proactive and security conscious.

Responsibilities

• Take ownership of retail and office spaces ensuring presentable, fully functional environments.
• Conduct daily walkthroughs to identify maintenance, safety and security issues.
• Perform hands-on repairs, assembly, and minor installations as needed.
• Diagnose and resolve M&E issues before escalation to contractors.
• Plan and manage renovations and system upgrades from scope to sign-off.
• Select, negotiate with and manage external contractors and vendors.
• Own facilities budget: forecasting, tracking spend, and capital justification.
• Maintain facilities inventory and procurement; administer security access management.
• Organise servicing for building systems and ensure statutory inspections are up-to-date.
• Lead health, safety and fire-safety compliance and act as Fire Safety Manager with authorities.
