Job summary

United Engineers Limited in Singapore is seeking a disciplined Facilities Manager to uphold building facilities in good and serviceable condition, perform preventive maintenance, and oversee daily site operations to ensure regulatory compliance.

Responsibilities include inspections, coordinating with contractors, vendor evaluations, and ensuring safety standards are met while maintaining tenant relations and documentation.

Responsibilities

• Ensure building facilities and equipment are operational and compliant with statutory requirements
• Conduct routine building inspections and facility checks
• Attend to electrical, mechanical, and building maintenance issues and defects
• Ensure preventive maintenance programs are carried out according to schedule and checklist requirements
• Supervise and monitor contractors and service providers to ensure work is completed according to scope, safety standards, and legal requirements
• Evaluate vendor performance and recommend service improvements
• Source quotations and recommend suitable vendors for maintenance and repair works
• Supervise Addition & Alteration (A&A) projects and monitor tenant fitting-out and renovation works
• Obtain and maintain all required licenses, permits, and certificates from relevant authorities
• Maintain accurate records and documentation relating to building operations, maintenance activities, and contractors
• Prepare purchase requisitions and purchase orders in accordance with the Company's SOPs
• Build and maintain positive relationships with tenants. Address tenant feedback, concerns and maintenance-related issues. Collaborate with Leasing Department to resolve tenant matters in line with Company's guidelines.
• Enforce building regulations and ensure compliance with Environment, Health and Safety requirements
• Perform any other assignments as directed by Management
