GENERAL STORAGE COMPANY PTE. LTD. is seeking a data- and commercially‑driven professional to identify viable locations for new self-storage facilities in Singapore, Kuala Lumpur, and Hong Kong.

You will perform market, demographic, pricing analysis and build data‑driven business cases for expansion. Responsibilities include financial modelling, ROI analysis, scenario planning, and preparing investment recommendations for senior management.

Qualifications

Responsibilities

• Identify commercially viable locations for self-storage facilities across Kuala Lumpur, Singapore, and Hong Kong.
• Conduct market, demographic, competitor, catchment, and pricing analysis to assess location attractiveness.
• Build data-driven business cases including demand, revenue, occupancy, pricing, capex, operating cost, and ROI.
• Analyze customer enquiry patterns, conversion, churn, occupancy trends, population density, and competitor presence.
• Develop financial models and scenario analyses for new store investments.
• Prepare commercial feasibility reports and investment recommendations for management.
• Monitor market trends in self-storage and competitor activity.
• Translate data into actionable recommendations to improve revenue and occupancy.
• Support long-term network planning by identifying priority districts for expansion.
• Partner with management to develop commercial dashboards covering performance and expansion pipeline.
• Provide strategic insights to support investment decisions and lease negotiations.

Job Description:

• Support the CEO and senior management team in identifying commercially viable locations for new self-storage facilities across Kuala Lumpur, Singapore, and Hong Kong.


• Conduct market, demographic, competitor, catchment, and pricing analysis to assess the attractiveness of potential new store locations.


• Build data-driven business cases for new site expansion, including demand assessment, revenue assumptions, occupancy ramp-up, pricing strategy, capital expenditure, operating cost, and return-on-investment analysis.


• Analyze customer enquiry patterns, conversion rates, churn rate, occupancy trends, population density, traffic flow, household profile, business density, and competitor presence to identify underserved markets and growth corridors.


• Work with Finance, Operations, Sales, and Country Managers to evaluate new store opportunities from a commercial, operational, and financial perspective.


• Develop financial models and scenario analyses for new store investments, including sensitivity analysis on rental rates, occupancy, lease terms, fit-out costs, staffing costs, and payback period.


• Prepare commercial feasibility reports and investment recommendations for management review and decision-making.


• Monitor market trends in the self-storage industry, including competitor pricing, promotional activity, occupancy movements, customer demand, and new facility openings.


• Translate business data into actionable recommendations to improve revenue, occupancy, pricing, customer acquisition, and operational efficiency across existing and future stores.


• Support long-term network planning by identifying priority districts, trade areas, and strategic locations for future expansion in Singapore, Hong Kong and Malaysia.


• Partner with management to develop commercial dashboards covering store performance, market opportunity, pricing effectiveness, lead conversion, occupancy growth, and expansion pipeline tracking.


• Provide strategic insights to support investment decisions, lease negotiations, new site selection, business planning, and portfolio optimization.


• Conduct post-investment reviews of new stores against approved business cases to assess actual versus projected revenue, occupancy, costs, and investment returns.


• Improve the efficiency and consistency of business analysis through data validation, standardized financial models, dashboards, and automation.

Job Requirements:

• Degree or Diploma in Business Analytics, Data Analytics, Finance, Accounting, Economics, Statistics, Real Estate, or a related discipline.


• At least 2–4 years of relevant experience in business analysis, commercial analysis, financial modelling, data analytics, market research or business planning.


• Strong analytical skills with the ability to interpret business, operational, financial, customer, competitor, and market data into clear commercial recommendations.


• Proficient in Excel and able to build financial models, dashboards, scenario analysis, sensitivity analysis, and business case presentations.


• Proficient in Python and SQL, with the ability to extract, clean, manipulate, analyze, and interpret datasets for business and commercial analysis.


• Experience with Power BI, Tableau, or other data visualization/business intelligence tools would be an advantage.


• Able to communicate clearly with senior management and cross-functional teams, and comfortable supporting business expansion decisions across Malaysia, Singapore, and Hong Kong.


• Prior exposure to real estate, self-storage, retail, logistics, property, location analysis, or multi-site operations would be an advantage.
