Job summary

Koufu PTE LTD is seeking a Leasing & Property Development professional to plan new stores, renewals, relocations and expansions across Singapore. You will negotiate lease renewals with landlords, review commercial contracts and coordinate with project and maintenance teams to deliver site developments.

You will analyse renovation cycles and sales transfers, prepare weekly and monthly leasing reports for senior management, establish strong relationships with landlords and agents, and stay current

Qualifications

• Solid presentation skills and proficiency in MS Office.
• Excellent negotiation and communication skills.
• Vast knowledge of commercial contracts terms and conditions.
• Ability to work independently and orchestrate cross-functional resources.
• Strong business sense with an analytical mindset.
• Experience in F&B chains and tendering processes is a plus.

Responsibilities

• Develop plan for new stores, renewals, relocations, expansions and closures.
• Negotiate and manage lease renewals with landlords.
• Analyse impact of renovation cycles, sales transfers, initiatives rollout, and store changes.
• Conceptualise design ideas for tender proposals; maintain designer pool.
• Coordinate with Project and Maintenance teams to resolve facilities issues and landlord improvements.
• Review contracts, seek solicitor's input and highlight deviations or anomalies.
• Process and follow up on all lease documents; update leasing reports and schedules.
• Prepare and update weekly/monthly leasing reports for Senior Management.
• Establish and maintain relationships with landlords, property agents, etc.
• Ensure adherence to legal and operational compliance requirements.
• Conduct site visits or viewings to identify potential expansion sites.
• Work with landlords and agents to secure new sites through tender or negotiation.
• Maintain long-term partnerships with stakeholders.
• Stay current with real estate developments in Singapore and identify suitable sites.
• Attend social, industry and business networking events if required

Responsibilities

• Develop plan for new stores, renewals, relocations, expansions and closures.
• Negotiating and managing existing lease renewals with Landlords
• Analyse on impact of renovation cycles, sales transfer, initiatives rollout, and store expansions, closures and relocations.
• Conceptualise design ideas to produce winning tender proposals; maintain a pool of designers for project collaboration.
• Proactively coordinate with Project and Maintenance teams to resolve issues related to facilities, renovations and landlord improvements.
• Review contracts, seek solicitor's input and highlight any deviations or anomalies.
• Process and follow up on all lease documents to ensure its completion; update leasing reports and schedules.
• Prepare and/or update weekly/monthly reports periodically for submission to Senior Management.
• Establish and maintain strong relationships with landlords, property agents, etc.
• Ensure adherence to legal and operational compliance requirements.
• Conduct site visits or viewings to identify potential areas for expansion
• Work with various landlords and property agents to secure new sites through tender or negotiation.
• Maintaining good relationship with stakeholders for long term partnerships.
• Stay current with the real estate developments in Singapore and constantly lookout for potential and suitable sites for the brands.
• Attend all social, industry and business networking events if required

Requirements

• Possess solid presentation skills, proficient in MS Office applications
• Excellent negotiation and communication skills
• Well versed with commercial contracts terms and conditions
• Able to work independently
• Able to facilitate and orchestrate resources cross functionally to support business development activities
• Highly motivated, acute business sense with an analytical mind
• Experience in F&B chains and public or private tendering processes would be added advantage
