Job summary

Jones Lang LaSalle Incorporated (JLL) in Singapore is seeking a Technician to inspect, monitor and maintain essential building services including energy and water meters, ACMV systems, lighting and pumps. You will also perform monthly stock checks and coordinate with contractors to ensure services meet management standards.

The role is on-site in Singapore and requires hands-on maintenance of common areas, adherence to OMS procedures, and a focus on safety and reliability of facility operations.

Responsibilities

• To conduct daily inspections/checks on essential equipment to ensure operating parameters are recorded and satisfactory.
• To carry out meter reading on operating equipment for energy & water consumption.
• To conduct regular inspections with contractors to ensure services meet the Management's standards.
• Deny entry to unauthorized persons to the Sites.
• To visually inspect low tension switchgears and distribution boards.
• To operate/maintain air-conditioning equipment in common areas.
• To operate/maintain pump equipment, air compressor, sump pumps and booster pumps.
• To install or replace power points and light fittings in common areas as needed.
• To troubleshoot electrical breakdowns.
• To conduct monthly checks of stock level / spare parts.
• To perform housekeeping on all facilities and surroundings.
• To do general maintenance of building facilities.
• To check water conditions of the swimming pool.
• To replace defective lighting in common areas.
• To carry out minor handyman works and plumbing tasks in toilets & pantries.
• To perform minor building & furniture repairs and coordinate with other contractors.
• To follow up/coordinate with contractors for rectification and repair work.
• To troubleshoot electrical & air-conditioning outages/faults.
• To faithfully perform all duties assigned by supervisor.
• To ensure services comply with OMS procedures and standards.

Role and Function of Technician The role and function of the technician service may include but is not limited to:

• a. To conduct daily inspections/checks on essential equipment to ensure that they are operating in a satisfactory condition with recording the operating parameters at all times.
• b. To carry out meter reading on operating equipment for energy & water consumption.
• c. To conduct regular inspections with term contractors (ACMV system, pest control, fire protection systems, and lift & escalators, etc.) to ensure that the services are carried out to the standard set by the Management.
• d. deny entry to unauthorised persons to the Sites.
• e. To visually inspect low tension switchgears and all distribution boards.
• f. To operate / maintain air-conditioning equipment in common areas.
• g. To operate / maintain pump equipment, air compressor, sump pumps, transfer pumps and booster pumps.
• h. To install or replace power points and light fittings on common areas as and when needed.
• i. To troubleshoot electrical breakdowns.
• j. To conduct monthly checks of stock level / spare parts to ensure that adequate quantity is available at all times.
• k. To perform housekeeping on all facilities and their surrounding areas.
• l. To do general maintenance of building facilities.
• m. To check on the water condition of the swimming pool.
• n. To check all common area lighting and replace defective ones.
• o. To carry out minor handman works such as minor painting works, fixing door closers, handles, locksets for all doors, drawers, cabinets, pedestals, etc.
• p. To carry out general plumbing works at toilets & pantries.
• q. Minor building & furniture repairs.
• r. Follow up / coordinate with other contractors for rectification and repair work.
• s. To carry out troubleshooting for electrical & air-conditioning outages/faults.
• q. To carry out faithfully and conscientiously all the duties and responsibilities that is assigned to you from time to time by your supervisor.
• r. To participate and ensure that our services and activities are in compliance with the OMS procedure and standards.
