Role Description
  • The Senior Architect – Site Works acts as the developer’s on-site architectural authority, ensuring all construction aligns with the approved design intent, applicable building codes, brand standards, and customer experience requirements across Ground-up Projects, Conversions Projects, and 3rd Party Partnership Projects. This person bridges design and construction, driving technical resolution, constructability, compliance, and quality across all architectural and interior works while supporting feasibility, planning, and delivery milestones for the region.
Core Scope
  • Act as the Developer’s Architectural representative on site.
  • Review IFC drawings, shop drawings, material submissions, and method statements for design integrity, code compliance, and constructability.
  • Conduct site and property walks to assess Compliance scores, Milestone readiness, and Execution gaps.
  • Assist in conversion feasibility studies by assessing existing structures for adaptive reuse or repositioning.
  • Work closely with Design HQ to align Design deliverables, Brand standards, and Technical expectations.
  • Coordinate with the Regional Head of Delivery to ensure execution meets global delivery benchmarks.
  • Identify Design conflicts, Coordination issues, and Constructability risks early, and drive timely resolution.
  • Inspect and approve Architectural mock-ups, finishes, samples, prototypes, and workmanship quality.
  • Support Value engineering initiatives while maintaining Brand standards and Customer experience objectives.
  • Provide fast, accurate responses to RFIs and technical queries to maintain construction momentum.
  • Validate that on-site execution fully aligns with approved design documentation.
  • Support the PM, CM, and DM throughout construction, commissioning, snagging, and handover.
  • Act as the QA/QC lead for all architectural and interior disciplines.
  • Maintain complete records, site reports, and documentation required for audits and governance reviews.
  • Assist LDP in creating a Process driven Organization and track all necessary NOCs and approvals for Design, Construction, Handover and Operations by creating trackers and being proactive in identifying needs.
  • Demonstrate a proactive, ownership-driven mindset, driving issues to closure without waiting for escalation.

  • CAN-DO, GTD mindset with clear ownership of architectural site issues through to closure.
  • Enforce approved design intent and brand standards across all architectural and interior works.
  • Act as the on-site architectural authority, preventing deviations and unauthorized changes.
  • Support construction schedules through timely technical decisions and rapid RFI closure.
  • Maintain alignment between Design HQ, PM, CM, and contractors at all times.
  • Ensure full compliance with approved permits, codes, and authority conditions on site.
  • Control architectural changes strictly, with zero tolerance for undocumented execution.
  • Minimize rework and abortive works through early risk identification and coordination.
  • Lead architectural QA/QC on site, including inspections, mock-ups, and finishes approval.
  • Provide clear, factual site communication and reporting, fully documented.
  • Deliver snag-free architectural handover, with accurate as-builts and close-out documentation.
  • Demonstrates thorough knowledge of all applicable local codes and regulations and acts as the custodial authority during feasibility assessments, testing and commissioning, and the transition to operations.
  • Possesses well-rounded experience in Structural (STR) and MEPF systems, enabling effective cross disciplinary coordination and technical resolution across project teams.
Educational Qualifications & Experience
  • Bachelor’s Degree in Architecture.
  • Min: 15+ Years Experience.
Computer and Software Proficiency
  • Autodesk Revit.
  • AutoCAD.
  • Knowledge of BIM standards (e.g., ISO 19650, PAS 1192) and LOD specifications.
  • Primavera.
  • MS Project.
  • Relevant ERP systems.
  • Microsoft Office Excel.
  • Adobe Creative Suite.
