Job summary

Responsibilities

• Lead end-to-end management of commercial contracts across KSIA projects and business functions.
• Oversee contract negotiations, administration, governance, claims, changes, and commercial risks.
• Provide legal drafting and advisory support during negotiations of land leases and other property-related contracts.
• Review property management contracts for alignment with operational requirements and asset protection.
• Ensure tenant documentation complies with Saudi real estate laws and regulations.
• Identify legal risks related to property maintenance and indemnity provisions.
• Advise on lease enforcement, delinquency notices, and termination of non-compliant tenants.
• Maintain standardized real estate contract templates in line with market practices and laws.
• Draft and review revenue-sharing agreements for retail, F&B, and duty-free operators; ensure SLA terms and performance requirements.
• Review concessionaire bids to reflect commercial terms in final agreements.
• Monitor compliance with operating permits, insurance, and other obligations.
• Identify potential conflicts between retail operators and develop exclusivity or non-compete provisions.
• Support transition and handover of concession spaces at expiry or termination.
• Develop annexes covering digital payments, data sharing, and passenger privacy requirements.

The role will oversee contract negotiations, administration, governance, claims, changes, and commercial risks while providing strategic guidance to stakeholders and ensuring alignment with KSIA requirements and organizational objectives.

Key Responsibilities

• Provide legal drafting and advisory support during the negotiation of land leases, office rentals, warehouse agreements, and other property-related contracts.
• Review property management contracts to ensure alignment with operational requirements and asset protection strategies.
• Ensure tenant documentation complies with applicable Saudi real estate laws and zoning regulations.
• Identify legal risks related to property maintenance and utility liabilities and develop appropriate indemnity provisions.
• Advise the property management team on lease enforcement, delinquency notices, and termination of non-compliant tenants.
• Maintain standardized real estate contract templates in line with current market practices and legislative requirements.
• Draft and review revenue-sharing agreements for retail, food & beverage, and duty‑free operators within airport terminals.
• Ensure concessionaire contracts incorporate appropriate service‑level standards and performance requirements.
• Review concessionaire bid submissions to ensure proposed commercial terms are accurately reflected in final agreements.
• Monitor contractual compliance relating to operating permits, insurance coverage, and other contractual obligations.
• Identify potential contractual conflicts between retail operators and develop appropriate exclusivity or non‑compete provisions.
• Provide legal support for the transition and handover of concession spaces upon contract expiry or termination.
• Develop and update concession contract annexes covering digital payments, data sharing, and passenger privacy requirements.
