We are seeking an experienced and commercially driven Leasing Manager to lead leasing activities for shopping malls and strip malls within the real estate portfolio. The role is responsible for developing and executing leasing strategies, attracting quality tenants, optimizing tenant mix, and maximizing occupancy and rental revenue. This position plays a critical role in enhancing asset value and ensuring long-term commercial success of retail properties.
Key Responsibilities
Leasing Strategy & Planning
- Develop and implement leasing strategies for malls and strip malls in line with asset objectives.
- Define optimal tenant mix strategies to enhance footfall, sales performance, and asset value.
- Support feasibility studies, rental benchmarks, and market positioning.
- Identify, attract, and onboard suitable local, regional, and international retail tenants.
- Lead lease negotiations, commercial terms, and deal structuring in coordination with legal teams.
- Manage LOIs, lease agreements, renewals, amendments, and terminations.
Asset & Stakeholder Coordination
- Coordinate with asset management, marketing, finance, and operations teams to support leasing initiatives.
- Work closely with mall management teams to ensure alignment between leasing, operations, and marketing activities.
- Maintain strong relationships with brokers, retailers, and key market stakeholders.
Performance Monitoring & Reporting
- Monitor occupancy rates, leasing pipeline, rental income, and tenant performance.
- Prepare leasing reports, forecasts, and performance updates for senior management.
- Track lease expiries and proactively manage renewals and re-leasing strategies.
- Monitor retail market trends, competitor activity, and consumer behavior.
- Ensure compliance with internal policies, leasing guidelines, and regulatory requirements.
Qualifications
- Bachelor’s degree in Real Estate, Business Administration, Marketing, or a related field.
- Minimum 7–10 years of leasing experience within shopping malls.
- Proven track record in retail tenant sourcing and lease negotiations.
- Strong understanding of retail leasing economics, tenant mix planning, and commercial terms.
- Experience working with brokers, retailers, and asset management teams.
