The BIM QS & 4D/5D BIM Engineer will manage and support the project’s BIM-based take-off, model-based measurement, CBS / cost coding, BOQ mapping, 4D sequencing support, 5D cost integration support, digital construction data readiness, and dashboard reporting inputs across the project.
The role will work under the guidance and reporting of the BIM Manager and closely with the Technical Engineering Team, Planning / Project Controls Team, Commercial / QS Team, and Construction Team to ensure that model-based quantities, Bills of Quantities (BOQs), cost codes, schedule links, and digital construction data are properly structured, traceable, and suitable for project reporting and decision-making.
The role requires an engineering / quantity surveying-based BIM professional, not a drafting-only profile. The candidate shall be capable of reviewing BIM models from a quantity, cost, coding, sequencing, constructability, and reporting perspective.
The BIM QS & 4D/5D BIM Engineer shall manage the BIM-QS workflow and lead the project’s 4D/5D BIM data coordination under the governance of the BIM Manager. The role shall coordinate with Planning / Project Controls for programme validation and with Commercial / QS for cost validation, while ensuring that the BIM data structure supports model-based quantity extraction, CBS mapping, BOQ alignment, 4D model linking, 5D reporting, and dashboard outputs.
The role shall actively participate in BIM coordination, technical coordination, commercial coordination, planning coordination, 4D/5D workshops, and construction coordination meetings. The role shall present model quantity issues, 4D/5D data gaps, CBS coding issues, QTO inconsistencies, and digital construction reporting requirements clearly, and shall follow up assigned actions until closure.
Key Accountabilities
Model-Based Quantity Take-Off & Validation
- Develop and maintain model-based quantity take-offs from BIM models (architectural, structural, MEP).
- Extract quantities using BIM coordination and 5D tools (e.g., Navisworks, Synchro, or similar platforms).
- Ensure quantities are aligned with approved models, drawings, and specifications.
- Validate accuracy of model quantities and identify discrepancies.
- Link BIM elements to cost data and classification systems.
- Support development of 5D BIM models integrating quantities and cost data.
- Provide hands-on quantity extraction and measurement using BIM tools.
Cost Integration, BOQ Review & Commercial Support
- Support preparation and review of Bills of Quantities (BOQs) to ensure alignment with BIM models and design documentation.
- Review BOQs for accuracy, completeness, and consistency with drawings, specifications, and project scope.
- Coordinate with commercial and QS teams to align model quantities with BOQs and cost plans.
- Assist in preparing cost reports and quantity summaries derived from BIM data.
- Support cost impact assessments of design changes using BIM-based quantities.
- Identify discrepancies between BOQs, models, and design information, and support resolution.
- Manage and support the project 4D/5D BIM workflow under the governance of the BIM Manager and in coordination with Planning / Project Controls and Commercial / QS teams.
- Review discipline BIM models to confirm readiness for quantity extraction, CBS mapping, schedule linking, cost linking, progress reporting, dashboard reporting and handover data requirements.
- Support integration of BIM models with the approved project programme using Synchro, P6 data, MS Project data, Excel mapping tables or other approved digital construction workflows.
- Support 4D model linking by coordinating model breakdown, zone / level / package structure, construction sequencing data, CBS / WBS mapping and activity matching with Project Controls.
- Support 5D BIM integration by linking model quantities, BOQ items, cost codes, unit rates, cost-loaded schedule data, progress quantities and reporting inputs in coordination with Commercial / QS and Project Controls.
- Coordinate with discipline BIM Engineers to resolve model data gaps affecting QTO, 4D, 5D, progress reporting, AIM / COBie and handover outputs.
- Support preparation and review of 4D simulations, 5D overlays, planned vs actual outputs, quantity / cost-progress dashboards, what-if scenarios and digital construction presentations where required.
- Escalate incomplete, incorrect or non-compliant model data that prevents reliable 4D/5D integration to the BIM Manager and relevant discipline leads.
BIM Coordination & Data Management
- Coordinate regularly with the BIM Manager, Technical Engineering Team, Commercial / QS Team, Project Controls Team, and Construction Team.
- Attend and actively participate in BIM coordination meetings, 4D/5D workshops, commercial coordination meetings, planning coordination meetings, technical workshops, and construction coordination meetings where required.
- Present QTO issues, model data gaps, CBS coding issues, 4D/5D linking gaps, quantity variances, dashboard data issues, and proposed corrective actions clearly.
- Follow up assigned actions with discipline BIM Engineers, Commercial / QS Team, Project Controls Team, and model authors until closure.
- Support alignment between technical model information, commercial information, planning information, construction progress information, and reporting outputs
Technical Queries, Design Review & Change Management
- Support analysis of design changes and their impact on quantities and cost.
- Assist in reviewing design drawings and specifications from a quantity and cost perspective.
- Support preparation of cost-related inputs for RFIs and Technical Queries (TQs).
- Track quantity variations and support change management processes.
- Coordinate with design and site teams to ensure alignment between design intent, quantities, and BOQs.
- Maintain up-to-date knowledge of BIM-QS workflows, CDE processes, and project BIM standards
- Support best-practice implementation, onboarding of BIM Engineers/QS team members, and continuous improvement of QTO, coding, and reporting workflows

Necessary Knowledge and Experience
- 7+ years in BIM-QS, model-based QTO, digital construction, or 4D/5D BIM (8–10 years preferred on large-scale, fast-track, or governmental projects)
- Strong understanding of BOQ structure, CBS/WBS coding, cost coding, and quantity validation
- Solid grasp of Revit model data (parameters, schedules, classifications), 4D workflows (Synchro, schedule linking), and 5D workflows (cost-loaded schedules, S-curves, EVM)
- Familiarity with ISO 19650, CDE workflows, LOD/LOIN, QA/QC, clash detection, and AIM/COBie/digital handover requirements
- Strong document literacy (drawings, RFIs, TQs, BOQ, cost/programme data) and excellent written/verbal English
- Strong problem-solving and follow-through skills; ability to work under pressure in a fast-track environment
Education and Certification Minimum Requirements
- Bachelor's degree in Quantity Surveying, Civil/Construction/Building Engineering, Architecture Engineering, or related discipline (mandatory)
- Mandatory: BIM-QS, 4D/5D BIM, or commercial BIM experience
- Advantageous: Autodesk certifications (Takeoff, Revit, Navisworks, ACC, BIM Collaborate, Synchro)
- Highly preferable: RICS membership/QS certification, ISO 19650/BIM information management training, Primavera P6/Synchro/Power BI training
- Preferred: Saudi Council of Engineers registration or eligibility
Job Specific and Technical Skills
- Proficient in BIM-based QTO and model-based measurement across multiple disciplines
- Strong understanding of CBS/WBS/BOQ mapping, cost code mapping, and model data structures
