Vida Plena, a Lisbon-based hospitality group, seeks a Senior Maintenance Manager to oversee maintenance across venues, manage assets, and optimize preventive and corrective maintenance to uphold exceptional service standards.

The role reports to the Head of Operations and requires strong leadership, analytical skills, and a passion for delivering guest-centric experiences. A hybrid work model and a host of wellness and workplace benefits are offered.

• 5+ years of experience in managing facilities and maintenance operations in a multi-site environment.
• Proficiency in asset management systems and analyzing maintenance data to inform decisions.

Responsabilidades

• Define objectives and operational rules for the maintenance department and align with strategic goals.
• Oversee the automated ticketing system for maintenance processes.
• Coordinate with Venue and Operations Managers to align maintenance with venue operations.
• Manage and optimize the maintenance budget and resources.
• Lead tendering processes, prepare specs for external interventions and ensure quality of outsourced work.
• Maintain centralized asset records and implement inventory control for parts and materials.
• Lead and develop the maintenance and cleaning team; drive continuous improvement.
• Monitor KPIs and generate reports to identify trends and optimization opportunities.

The Role

The Senior Maintenance Manager plays a critical role in ensuring Vida Plena’s venues and facilities operate efficiently and sustainably. Reporting to the Head of Operations, this role is responsible for overseeing the maintenance and laundry teams, managing assets, and optimizing preventive and corrective maintenance processes to align with Vida Plena’s high standards of service and guest experience.

Your Key Responsibilities

1. Operational Strategy and Efficiency

• Define objectives and operational rules for the maintenance department, leveraging analytical insights and aligning with Vida Plena’s strategic goals.
• Oversee the utilization of the automated ticketing system for streamlined maintenance processes.
• Collaborate with Venue and Operations Managers to ensure maintenance activities align with overall venue operations.

2. Budget and Resource Management

• Manage and optimize the maintenance budget, including resource allocation and financial planning.
• Lead tendering processes, prepare specifications for external interventions, and ensure quality control for outsourced work.
• Manage Capex investments to ensure cost efficiency.

4. Asset and Inventory Management

• Maintain accurate and centralized records for all assets, including equipment and electric tools, ensuring real-time updates and comprehensive maintenance history.
• Implement inventory control systems for spare parts and materials, setting alerts for restocking and minimizing downtime.

5. Leadership and Team Development

• Lead and coordinate the maintenance and cleaning team, assigning tasks based on real-time system data to maximize efficiency.
• Foster a culture of collaboration and continuous improvement within the team.

6. Performance Monitoring and Reporting

• Monitor and analyze key performance indicators (KPIs), including response times, resolution rates, and asset performance.
• Generate reports to identify trends, recurring issues, and opportunities for optimization.
